About the Role

As Bilingual Senior Property Manager , you’ll lead the day-to-day operations and performance of Maison Riverain , a landmark residential community overlooking the Rideau River in Ottawa’s vibrant Vanier neighbourhood. This multi-phase development is expected to grow to approximately 1,100 rental units across three towers , offering the opportunity to help shape an exceptional community as it continues to expand.

Reporting to the Director, Property Management, you’ll oversee financial and operational performance while leading a dedicated onsite team of Resident Managers, Assistant Resident Managers, Leasing Agents and Maintenance Technicians. You’ll also manage contractor relationships, mentor and develop property staff, and ensure residents receive a responsive, welcoming and community-focused living experience.

Key Responsibilities

- Portfolio Oversight: Manage day-to-day operations for an assigned community of properties adhering to all safety and regulatory standards.
- On-Site Team Leadership: Directly mentor, train, and develop on-site building managers and leasing agents, building a high-performing culture focused on accountability and growth.
- Asset Value & Performance: Drive operational excellence to maximize occupancy, optimize rental revenues, and control operating expenses across all properties.
- Resident Experience: Maintain an active, visible presence in the communities, stepping in to resolve complex tenant relations issues and ensuring an exceptional standard of living.
- Financial: Assist the leadership team with annual budgeting, variance reporting, capital expenditure planning, and vendor contract negotiations.
- Leasing Strategy & Performance: Develop and oversee lease-up and leasing strategies across the assigned portfolio, including pricing, promotions, marketing initiatives, and occupancy targets. Monitor leasing agent performance, conversion rates, lead activity, and other key performance indicators, providing coaching and direction to ensure leasing targets are achieved and rental revenue is optimized.
- Commercial:



Oversee the day-to-day operations and financial performance of commercial units within the assigned portfolio, serving as the primary point of contact with commercial tenants and ensuring overall asset management objectives are met.

What You Bring:

- Proven Experience: Progressive experience in residential property management, with a track record of successfully managing multiple properties with a high degree of professionalism, discretion and confidentiality.
- Hands-on Leadership: A natural ability to coach on-site staff, with leadership accountability
- led by example, and excellent communication, relationship building and customer service skills.
- Mobility & Flexibility: A proactive, solutions-focused mindset, including flexibility to work evenings and weekends as required.
- Ontario Regulatory Expertise: Deep working knowledge of the Ontario Residential Tenancies Act (RTA), Fire Code, Building Code, and experience preparing for or navigating Landlord and Tenant Board (LTB) hearings.
- Capital Project & Vendor Management: Experience overseeing building systems (HVAC, plumbing, roofing) and managing third-party contractors for turnover renovations and capital expenditure (CapEx) projects.
- Post Secondary Education with solid hands-on working knowledge of Yardi, SuiteSpot, DashQ and MS Office (particularly with Excel)
- Communication Skills : full French/English fluency (written and spoken)

The expected annualized base salary range for this position is $95,000 to $105,000 plus a discretionary bonus. The actual base salary offered will take into consideration factors including, but not limited to, the individual’s skill, experience, and relevant education or training.
