Property Maintenance Superintendent – On-CallJob Summary

We are seeking a reliable, hands-on, and service-oriented Property Maintenance Superintendent to support the day-to-day maintenance and operation of our residential properties.

The successful candidate will be responsible for responding to maintenance requests, handling minor repairs, monitoring property conditions, coordinating contractors when required, and providing on-call support for after-hours emergencies.

This position is ideal for an experienced maintenance professional who is dependable, organized, comfortable working independently, and capable of responding professionally to residents and property management.

Key Responsibilities

- Respond to resident maintenance requests and service calls in a timely and professional manner.
- Provide on-call coverage for maintenance emergencies, including evenings, nights, weekends, and statutory holidays as scheduled.
- Assess emergency situations and take appropriate action to protect residents and the property.
- Perform general maintenance and minor repairs, including basic plumbing, electrical, carpentry, drywall, doors, locks, fixtures, appliances, and other building-related items within the individual's qualifications.
- Investigate issues such as water leaks, loss of heat, plumbing problems, electrical concerns, appliance issues, and other urgent maintenance situations.
- Conduct routine inspections of buildings, common areas, mechanical rooms, exterior areas, and property equipment.
- Identify maintenance concerns before they become larger or more costly problems.
- Coordinate and provide access to plumbers, electricians, HVAC technicians,



restoration companies, and other contractors when specialized services are required.
- Follow up on contractor work and report outstanding issues to property management.
- Maintain accurate records of service calls, repairs, incidents, inspections, materials used, and work completed.
- Monitor the cleanliness, safety, and general condition of the properties.
- Assist with unit turnover inspections and maintenance between residents when required.
- Assist with seasonal property maintenance, including winter-related concerns, snow and ice monitoring, and exterior property inspections.
- Respond professionally and respectfully to residents while maintaining appropriate communication with management.
- Follow all applicable health and safety procedures, building policies, and emergency protocols.
- Immediately report significant property damage, safety concerns, security issues, or major maintenance emergencies to management.

Qualifications & Experience

- Previous experience in residential property maintenance, building operations, superintendent work, or a similar position is strongly preferred.
- Valuable general knowledge of building maintenance and troubleshooting.
- Practical experience with minor plumbing, electrical, carpentry, drywall, doors, locks,



appliances, and general repairs is an asset.
- Ability to assess maintenance problems and determine whether they can be handled internally or require a licensed/specialized contractor.
- Strong problem-solving skills and the ability to remain calm during emergency situations.
- Reliable, punctual, organized, and capable of working independently.
- Good communication and customer-service skills when dealing with residents, contractors, and management.
- Ability to document maintenance activities clearly and accurately.
- Must be comfortable participating in an after-hours on-call rotation.
- Valid driver's licence and reliable transportation are preferred.
- Ability to travel between properties when required.
