Job Summary

We are seeking an experienced and detail-oriented Multi-Location Property and Construction Maintenance Supervisor in Canada to oversee and manage ongoing facility maintenance, capital improvement, and renovation or construction projects across multiple regional sites or provinces. The successful candidate will ensure all properties are well-maintained, tenants are satisfied, and financial and regulatory obligations are met efficiently.

Duties

- Oversee daily operations of assigned properties, ensuring smooth functionality and upkeep.
- Supervise property construction projects (new) or repairs and improvements. Ensure work is completed according to municipal standards and engineering drawings as required.
- Ensure property taxes, insurance, mortgage, and other payments are paid on timely basis.
- Ensure insurance, property tax assessments are minimal and necessary.
- Negotiate and administer maintenance contracts for equipment.
- Manage tenant relations, including leasing, renewals, addressing inquiries, and resolving concerns.
- Coordinate property maintenance, repairs, and renovations, ensuring high standards of safety and quality. Ensure any repairs under warranty are claimed.
- Enforce lease agreements, manage rent collections, address delinquencies, and initiate legal actions when required.
- Prepare, manage, and monitor property budgets, forecasts, and financial reports.
- Market available units/spaces, conduct property showings, and support tenant acquisition strategies.
- Ensure compliance with all municipal, provincial, and federal property laws and regulations.
- Conduct regular property inspections and generate reports.
- Build and maintain strong relationships with vendors, contractors, and service providers,



including negotiating service agreements.
- Utilize property management systems and digital tools for recordkeeping, lease tracking, and financial reporting.

Experience/Qualifications

- Minimum 3 years of proven experience in property management or a related role.
- Valid Canadian driver’s license with a clean abstract and the flexibility to travel regular between regional properties.
- Strong knowledge of property management practices, tenant/landlord legislation, and compliance requirements.
- Excellent communication, negotiation, and interpersonal skills with the ability to foster positive tenant and vendor relationships.
- Strong organizational and time-management skills, with the ability to handle multiple priorities under pressure.
- Proficiency with property management software (e.g., Yardi, MRI, Buildium, AppFolio, or similar platforms).
- Ability to generate financial and operational reports using Microsoft Excel and other reporting tools.
- Familiarity with lease management systems and digital document control.
- Knowledge of preventive maintenance systems, work order tracking, and vendor management platforms.
- Comfort working with access control, security systems, and basic IT-related building operations.
- Bachelor’s degree in business, Real Estate, or related field preferred.
- Qualified Property Management certification is an asset.
