Purpose and Scope

The Maintenance Technician works to ensure the efficient operation, safety, and maintenance of assigned properties, delivering exceptional service to tenants and supporting the Property Manager in maintaining high operational standards. Responsibilities include a wide range of operational, maintenance, and customer service duties, designed to ensure the seamless functioning of the property.

Responsibilities

General Operations

- Be available for after-hours emergency response as part of an on-call rotation.

Repairs and Maintenance

- Complete all assigned work orders promptly and appropriately.
- Coordinate with third-party contractors as directed by the Property Manager.
- Ensure all mechanical and utility spaces are tidy and well-organized.
- Schedule and perform routine maintenance tasks.
- Assess and address renovation and maintenance needs for apartments during turnover periods.

Preventive Maintenance

- Conduct monthly tests of emergency generators and other systems within the scope of your training.
- Perform regular inspections of fire extinguishers and common safety systems.
- Support water treatment testing as directed by HVAC contractors and monitor HVAC/ mechanical equipment operation.
- Complete preventive maintenance checklists and follow-up any concerns that require attention.
- Inspect vacant units and common areas for issues and address any problems proactively.
- Identify and resolve safety concerns, escalating them to the Property Manager as necessary.

Customer and Client Care

- Respond promptly and courteously to tenant and client requests.
- Coordinate tenant suite access for third parties or Landlord needs, ensuring minimal disruption to tenants.




- Maintain accurate and up-to-date equipment logs and maintenance records.
- Track and document maintenance activities to ensure transparency and efficiency.
- Prepare reports, checklists, and other required documentation to support property management objectives.

The Building Maintenance Technician will take a proactive approach to property operations, becoming thoroughly familiar with the assigned property and contributing to its optimal functionality. This role requires adaptability to provide support across multiple locations as needed and includes participation in an on-call rotation for after-hours emergencies..

- Act as the primary contact for monitoring companies and emergency services.
- Coordinate building access control and manage security systems effectively.
- Oversee of third-party contractors and suppliers, ensuring safe, high-quality work.
- Issue purchase orders and manage the procurement of materials and equipment as needed.
- Participate in ongoing training and orientation as required.

Skills

- Proven supervising experience in facilities or maintenance environments.
- Strong mechanical knowledge combined with electrical experience to diagnose and resolve diverse technical issues.
- Excellent communication skills in English to coordinate with team members, residents, vendors, and contractors effectively.
- Leadership qualities with the ability to guide maintenance staff or contractors while ensuring safety protocols are followed.
