We are seeking a dependable and experienced Live-In Concierge / Maintenance Technician for a high-end residential property. This is a live-on-site position responsible for maintaining the building to the highest standards of quality, safety, and cleanliness while providing exceptional service to residents.

The ideal candidate will be hands-on, detail-oriented, and service-driven — capable of handling maintenance, preventive care, painting, cleaning, and emergency response, as well as assisting management in overseeing vendor contracts and day-to-day building operations.

Key Responsibilities

- Provide on-site presence and respond promptly to after-hours calls or building emergencies
- Greet and assist residents, guests, and vendors with professionalism and courtesy
- Perform routine maintenance and repairs, including plumbing, mechanical, electrical, and carpentry work
- Conduct preventive maintenance inspections to ensure building systems operate efficiently
- Paint and refresh full apartments during turnovers, completing work within quick turnaround times
- Oversee cleaning and upkeep of common areas, hallways, and amenity spaces to maintain luxury standards
- Handle garbage and recycling operations, maintaining a clean and compliant environment
- Ensure all service contracts (HVAC, elevator, pest control, waste, landscaping, etc.) are current and follow up with vendors to confirm scheduled work is completed
- Monitor building systems and promptly report any issues to management
- Maintain accurate records of maintenance, service calls,



and preventive work
- Coordinate and supervise outside contractors and vendors for specialized projects
- Assist in upholding building rules and policies with professionalism and discretion
- Support seasonal operations and special projects, including snow removal, landscaping, and renovations

Qualifications

- Minimum 2 years of experience in building maintenance, facilities, or residential operations
- Strong knowledge of plumbing, mechanical, and preventive maintenance systems
- Skilled in full-apartment painting, patching, and turnover preparation
- Proven ability to handle emergency maintenance and after-hours issues
- Excellent customer service and communication skills
- Reliable, organized, and detail-oriented; able to work independently
- Ability to lift up to 50 lbs and perform hands-on maintenance and cleaning tasks
- Professional appearance and demeanor suitable for a luxury residential environment
- Must live on-site full-time as housing is included
