Modcity is a Toronto-based development and construction firm specializing in purpose-built rental apartment buildings, typically ranging from 5 to 20 units. We focus on spacious, high-quality homes designed for families in desirable neighbourhoods.

Our in-house team manages the full development process, from land acquisition and financing through permitting, construction and leasing. Our portfolio includes more than 75 buildings under development or stabilized, representing approximately 400 units.

About the Role

As an Analyst, Planning and Acquisitions, you will work closely with our team to evaluate current investments and advance projects through planning, permitting and financing.

This role offers hands-on exposure to the full real estate development cycle, opportunities for career growth and responsibility.

Your responsibilities will include

- Support planning and permitting activities for new development projects,



including preparation of development applications in collaboration with consultants.
- Prepare investor presentations and supporting project materials.
- Assist in building and presenting financial models for new multiplex investments, including underwriting for CMHC-insured construction and takeout financing.
- Participate in investor meetings with limited partners.
- Research and monitor relevant real estate markets to inform acquisition and development decisions.
- Evaluate acquisition opportunities, assess investment risks and support due diligence on prospective purchases.

What You’ll Bring

- A bachelor’s degree in urban planning, business, finance or a related field.
- 0–3 years of relevant experience in real estate development, urban planning or finance.
- Strong proficiency in Microsoft Excel and PowerPoint.
- Strong analytical skills and attention to detail.
- The ability to manage multiple projects, prioritize tasks and meet deadlines.
- A high level of responsiveness, clear communication and reliable follow-through.
