We are hiring a full time Maintenance Technician to support our Hamilton residential portfolio of more than 600 units.

This is a hands-on, fast-paced position for someone who can work independently, communicate professionally with tenants, and take ownership of maintenance issues from the initial diagnosis through completion.

The successful candidate will complete general repairs, respond to emergencies, support suite turnovers, and determine when a licensed trade or third-party contractor is required. They must also be able to adjust their daily schedule when urgent or unexpected property matters arise.

This position works under the direction of the Senior Property Manager and participates in a rotating after-hours on-call schedule with the Lead Maintenance Technician. Daily task assignments and scheduling are coordinated with the Senior Property Administrator.

Responsibilities

- Complete residential maintenance work orders safely, professionally, and within the required timelines.
- Diagnose and complete general plumbing, electrical, HVAC, carpentry, drywall, painting, fixture, finish, and minor appliance repairs within your qualifications and legal scope of work.
- Triage maintenance concerns, contain immediate risks, and determine when a licensed trade, specialized contractor, additional materials, or management approval is required.
- Respond to active emergencies in real time, including major leaks, flooding, sewer backups, no heat, electrical hazards, and fire or life-safety concerns.
- Demonstrate strong knowledge of emergency procedures involving fire, flooding, mould, electrical hazards, and building-system failures.
- Participate in the rotating after-hours on-call schedule and remain available during assigned on-call periods.
- Complete suite turnovers and rent-ready touch-ups, including patching, drywall repairs, painting, caulking, fixture replacement, hardware adjustments, and other minor repairs.
- Review HappyCo inspections and assigned turnover tasks before beginning work.
- Identify additional deficiencies early and provide clear updates regarding required materials, timelines, and approvals.
- Provide access to approved contractors, confirm the assigned scope of work, and report attendance or quality concerns.
- Support common-area upkeep, bulk-item and garbage coordination, grounds concerns, snow removal, preventive maintenance, and pest-prevention measures when assigned.
- Keep all required maintenance, fire-safety, and property records accurate and up to date.
- Follow all company policies, procedures, health and safety requirements, and standard operating procedures.

Tenant Service and Communication

- Provide respectful, professional, and solution-focused customer service to tenants.
- Explain the work being completed and provide clear updates when additional attendance, parts, approvals, or contractors are required.
- Follow all notice-of-entry and access requirements.
- Protect tenant belongings and leave all work areas safe, clean, and secure.
- Remain calm and professional during difficult interactions.
- Refer disputes, threats, legal concerns, or matters outside your authority to the Senior Property Manager.
- Report property damage, unsafe conditions, access problems, pest-contributing conditions, and repeated tenant concerns using clear notes and photographs.

Documentation and Follow-Through





- Use Buildium, ClockShark, HappyCo, email, and other company systems to review assignments and update work in real time.
- Record accurate time, notes, diagnoses, work completed, materials used, photographs, tenant communications, and required follow-ups.
- Communicate immediately when additional time, materials, costs, access, approvals, or third-party support are required.
- Do not close a work order until the repair or approved next step has been completed, the area is protected and clean, all records have been updated, affected parties have been informed, and required follow-ups have been scheduled.

Qualifications

- Demonstrated experience in residential maintenance, building operations, property management, a skilled trade, or professional handyman work.
- Practical experience with general plumbing, electrical, HVAC, carpentry, painting, drywall, fixtures, finishes, and minor appliance repairs.
- Strong diagnostic and troubleshooting skills.
- Ability to recognize when a licensed trade or specialized contractor is required.
- Previous customer-service and tenant-relations experience in an occupied residential environment.
- Ability to work independently and as part of a team.
- Ability to manage multiple assignments, adjust to changing priorities, and remain effective in a fast-paced environment.
- Strong verbal and written communication skills.
- Reliable follow-through and attention to detail.
- Ability to follow company policies, procedures, safety requirements, and standard operating procedures.
- Working knowledge of WHMIS and general health and safety practices.
- Knowledge of the Residential Tenancies Act and fire-safety requirements is an asset.
- Comfortable using a smartphone for work orders, email, photographs, time tracking, and team communication.
- Experience with Buildium, ClockShark, HappyCo, Gmail, or Google Workspace is an asset.

Vehicle, Tools, and Physical Requirements

- A valid driver’s licence is required.
- A reliable personal vehicle capable of transporting tools and supplies between properties is required.
- Access to the basic tools needed to complete general maintenance assignments.
- Ability to lift, move, and push heavy items, including garbage bins, furniture, supplies, and appliances.
- Ability to perform snow removal and other physical maintenance duties for extended periods.




- Ability to work safely on stairs and ladders and in basements, mechanical rooms, occupied suites, vacant units, and exterior areas

Qualifications:

- Maintenance: Carpentry, Painting, Drywall repairs, Basic plumbing, Fire safety, Own tools, Changing of fixtures and finishes, Minor appliance repairs, Health & safety experience, WHMIS, knowledge of the RTA preferred, preventive pest control measures
- General knowledge of computer applications and g-mail suite products, Buildium and ClockShark an advantage
- Background in residential property management or related business experience (office administration, skilled-trade, handy-person)
- Strong customer service skills and communication skills
- Maintain a professional and presentable appearance at all times
- Basic computer and keyboarding skills
- Ability to perform minor repairs and aptitude for mechanical systems
- One individual must be able to lift and push heavy objects, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time

Property Maintenance Responsibilities

- Thorough knowledge of all maintenance systems (heat pumps, furnaces/boilers, electrical system, plumbing system etc.)
- Ensure residents are acting in accordance with rules and regulations with particular focus given to maintenance, damage to unit/property etc.
- Ensure that grounds are maintained in accordance with established company standards.
- Repair maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures)
- Ensure that the property is in compliance with provincial and municipal regulations (proper heating, plumbing, electrical are working in units and building)
- Coordinating with Property Manager to ensure Scheduling of contractors and staff for minor maintenance of property and any issues that arise.
- Supervise service providers and contractors and oversee quality of work performed
- Access to smart phone and laptop with internet to ensure email communication is seamless between team members.

Minor maintenance - I.e. non speciality trades, will come through Buildium and will be assigned to you

Bulk items (Garbage) called to city to organize and ensure tenants are wrapping in plastic

Providing access to third party vendors and contractors where required

Any noise complaints to be addressed

- Property Management Platforms that this position will be required to use:
- ClockShark: A time tracking tool where this position will be required to keep detailed notes, photos of all tasks executed and completed.
- HappyCo - Inspection application that will be required to use for all move in and move outs in addition to other instances where this position will be required to document conditions and or areas for review / approval.

Fire Safety Responsibilities

- Comply with regular fire safety and life safety standards including keeping fire, maintenance logs up to date
- Extensive knowledge of emergency procedures including fire, flood, and mould

Other Requirements:

- Must own your own vehicle, have a clean drivers abstract and G license
- Will be subject to a criminal background check and must display a clean record
- Must be well presented each day at work by ensuring you have proper maintenance attire and the tools required to execute the work of a maintenance person
- Compensation: $28-$32 per hour
- Mileage Compensation: You will be reimbursed on a monthly basis for mileage utilized to perform said above mentioned services
