THE ROLE STRIVE is partnered with one of Vancouver’s most well‑established and diversified real estate development groups as they look to hire a Senior Financial Analyst for their growing finance team. This is a newly created Senior Financial Analyst position driven by the company’s significant development pipeline and long‑term growth plans. Despite broader market slowdowns, the business continues to move forward with a substantial pipeline of major mixed‑use and residential projects across the Lower Mainland, providing excellent long‑term stability and career growth potential.

The Senior Financial Analyst role will sit within the development finance group and focus heavily on project‑related FP&A;, development proformas, financial modelling, capital planning, and project feasibility analysis. Working closely with development, construction, sales, marketing, and finance teams, this position offers excellent exposure across the full lifecycle of large‑scale real estate projects.

This is an excellent opportunity for someone who enjoys the analytical and strategic side of development finance and wants to play a meaningful role in shaping major projects from the ground up.

RESPONSIBILITIES

Develop and maintain detailed project proformas, financial models, and cash flow forecasts for large‑scale development projects

Perform scenario analysis and “what‑if” modelling related to density, phasing, pricing, and project assumptions

Assist with capital stack planning, debt versus equity analysis, and project financing strategies

Support project feasibility analysis and due diligence for new and existing developments

Prepare financial packages and presentations to support internal approvals and financing discussions





Monitor project budgets and provide ongoing financial analysis throughout the project lifecycle

Work closely with Project Accounting on project transitions, loan draws, and ongoing project tracking

Partner cross‑functionally with development, construction, civil, marketing, and sales teams

Assist with pricing analysis and revenue forecasting in collaboration with sales teams

Research financing programs, subsidies, and funding opportunities including CMHC and government‑backed initiatives

Support broader FP&A; and strategic finance initiatives as required

Identify opportunities to improve reporting, modelling, and analytical processes including leveraging AI and automation tools where appropriate

QUALIFICATIONS

3+ years of experience in real estate development finance, project finance, FP&A;, investment analysis, or a related field

Strong financial modelling and advanced Excel skills are essential

Experience building development proformas and cash flow models

CPA or CFA designation completed or in progress is highly desirable

Strong analytical mindset with the ability to think commercially and strategically

Excellent communication and stakeholder management skills

Ability to operate independently in a fast‑paced, entrepreneurial environment

Curiosity around technology, process improvement, and AI tools is considered an asset
