OVERVIEW

720 Modular has an immediate need in the Sydney NS area for a Modular Site Superintendent. This contract position represents 720 Modular on active project sites and supports the Project Development Lead and Project Manager in the day-to-day coordination, oversight, quality assurance, safety planning, schedule execution, field issue resolution, reporting, and communication required to successfully deliver modular design-build projects.

This role requires a practical, hands-on construction leader who can work effectively with general contractors, modular installation crews, civil and foundation contractors, envelope, mechanical, electrical, plumbing and finishing trades, consultants, clients, and authorities having jurisdiction.

The Site

Superintendent is expected to identify risks early, maintain clear documentation, protect 720 Modular’s interests on site, and help ensure project objectives, timelines, quality standards, safety expectations, and financial parameters are met.

PRIMARY RESPONSIBILITIES

Site Leadership and 720 Representation

· Serve as 720 Modular’s primary site representative and day-to-day point of contact for site-based coordination.

· Represent 720 Modular’s interests professionally with owners, consultants, general contractors, subcontractors, suppliers, inspectors, and community stakeholders.

· Lead or participate in onsite project meetings as required and provide clear status updates to internal and external stakeholders.

· Maintain a calm, solutions-focused approach when coordinating competing priorities, field conflicts, and time-sensitive construction decisions.

Project Coordination and Planning

· Support both the Project Development Lead and the Project Manager in planning, scheduling, budgeting, preconstruction coordination, construction quality assurance, safety planning, and onsite implementation.

· Work closely with construction partners to ensure project objectives, timelines, and financial parameters are understood, tracked, and achieved.

· Coordinate site readiness requirements for modular delivery, craning, setting, stitching, weather protection, access, staging, temporary works, and follow-on trades.

· Review project drawings, specifications, scopes of work, logistics plans, schedules, and site conditions to identify coordination gaps or constructability issues.

Field Execution and Trade Coordination

· Provide support to the site general contractor for onsite coordination and quality assurance for civil work, site services, foundations, building envelope, structural interfaces, mechanical, electrical, plumbing, life-safety systems, and finishing scopes.

· Support coordination between offsite modular production, logistics, site general contractor activities, modular installation crews, and follow-on finishing trades.

· Assist General Contractor in troubleshooting field issues and coordinate practical solutions with project leadership, consultants, contractors, and suppliers.

· Monitor day-to-day field progress and help resolve issues with minimal impact on schedule, cost, quality, safety, and client relationships.

Quality Assurance / Quality Control





· Enforce 720 Modular quality standards during site execution, including inspection of interfaces between factory-built modules and site-built work.

· Develop, maintain, and use QA/QC checklists for site work, module installation, deficiencies, commissioning support, and handover readiness.

· Identify and communicate non-conforming work, document deficiencies, coordinate corrective actions, and follow through to closure.

· Review installed work for alignment with drawings, specifications, applicable codes, manufacturer requirements, and 720 Modular expectations.

Safety and Compliance

· Promote and comply with 720 Modular’s Environmental, Health and Safety expectations and the applicable site safety program at all times.

· Support safe work planning for high-risk activities including craning, rigging, working at heights, temporary weather protection, access, sequencing, and congested site interfaces.

· Ensure relevant construction codes, standards, permits, inspection requirements, safety regulations, and site-specific procedures are understood and followed.

· Escalate unsafe conditions, incidents, regulatory concerns, and repeated non-compliance promptly to project leadership.

Reporting, Meetings and Risk Management

· Prepare concise daily reports and weekly summaries documenting progress, manpower, weather, deliveries, safety matters, quality observations, deficiencies, decisions required, and risk items.

· Identify and communicate schedule, cost, scope, safety, quality, design, procurement, and stakeholder risks to 720 Modular leadership early.

· Maintain action-item tracking and support the timely resolution of open issues, RFIs, submittals, inspections, deficiencies, and closeout items.

· Provide accurate field information, photographs, notes, and supporting documentation to assist project controls, claims avoidance, client communication, and lessons learned.

Continuous Improvement

· Contribute to the development and improvement of 720 Modular project processes, checklists, reporting tools, site-readiness procedures, modular installation practices, and closeout systems.

· Share lessons learned from site activities and recommend improvements to improve speed, quality, certainty, safety, and repeatability across future modular projects.

· Mentor any 720 team members where required and help build 720 Modular’s internal knowledge base.

KEY DELIVERABLES

· Daily site reports including progress, labour, weather, deliveries, safety, quality observations, photos, decisions required, and risk items.

· Weekly project status summary for project leadership, including schedule progress, constraints, open issues, risk items, upcoming critical activities, and required decisions.

· QA/QC inspection records and checklists for site work, modular installation, building interfaces,



deficiencies, commissioning support, and handover readiness.

· Safety observations and supporting documentation consistent with 720 Modular expectations and the project safety program.

· Site meeting notes, action-item tracking, field issue logs, deficiency lists, and closeout support documentation.

· Site-readiness, logistics, modular delivery, craning, installation, and follow-on trade coordination notes as required by the project team.

· Lessons-learned input and recommended improvements to 720 Modular standards, tools, checklists, and project delivery processes.

QUALIFICATIONS AND EXPERIENCE

· Minimum 5+ years of construction supervision experience, preferably in multi-unit residential, modular, commercial, institutional, affordable housing, or complex design-build projects.

· Direct experience coordinating civil work, foundations, building envelope, MEP, finishing trades, inspections, commissioning, and closeout is strongly preferred.

· (Nice to have) Experience with factory-built, volumetric modular, mass timber, panelized, or other offsite construction systems is an asset.

· Solid ability to read and interpret construction drawings, specifications, schedules, scopes of work, RFIs, submittals, shop drawings, and quality documentation.

· Working knowledge of construction safety requirements, site logistics, temporary works, crane and rigging coordination, quality control, deficiency management, and code compliance.

· Proven ability to coordinate multiple contractors, suppliers, consultants, and client representatives in a fast-moving site setting.

· Strong written and verbal communication skills, including concise daily/weekly reporting and clear escalation of risks and decisions required.

· Valid driver’s licence and reliable vehicle. Willingness to travel to project sites as required.

WORKING CONDITIONS

· Primarily project-site based with regular exposure to active construction conditions, weather, noise, site traffic, and time-sensitive field coordination requirements.

· Travel between project sites, manufacturing partners, consultant meetings, and 720 Modular offices may be required depending on project location and phase.

· The role may require flexible hours during critical construction activities including modular delivery, craning, installation, inspections, commissioning, and handover.

PERFORMANCE MEASURES

· Safe execution and proactive escalation of safety concerns.

· Quality of site coordination, documentation, QA/QC follow-through, and deficiency closure.

· Schedule awareness, issue resolution, and timely communication of constraints and risks.

· Effectiveness in representing 720 Modular’s interests with owners, consultants, contractors, suppliers, and authorities.

· Contribution to positive project outcomes (EBITDA), client satisfaction, project efficiency, and continuous improvement of 720 Modular delivery systems.

PERFORMANCE PAY A performance bonus will be available to the individual upon successful completion of the contract meeting desirable performance outcomes.
