We are looking for an experienced Property Manager to join our Property Management team and play a key role in the financial performance, operational success, and tenant satisfaction of our commercial property portfolio.

As Property Manager, you will oversee all aspects of property operations, including financial reporting, tenant relations, maintenance management, budgeting, and lease administration. You will work closely with ownership groups, tenants, service providers, and internal stakeholders to ensure our properties are maintained to the highest standards while achieving business objectives.

What You'll DoFinancial & Operational Management

- Prepare and review monthly, quarterly, and annual financial and management reports.
- Develop, analyze, and manage operating and capital budgets.
- Monitor revenue and expenses, identify variances, and implement corrective action where necessary.
- Prepare lease assumptions, financial forecasts, and budget recommendations.
- Monitor accounts receivable and support collections activities.
- Provide regular updates and performance reporting to senior leadership, owners, and stakeholders.
- Ensure expenses are managed in accordance with approved budgets.

Property Operations

- Ensure properties are maintained to a best-in-class standard.




- Conduct regular property inspections and oversee corrective action plans.
- Manage vendor relationships and negotiate service contracts, including landscaping, snow removal, and waste management.
- Review and approve operating expenses and maintenance expenditures.
- Ensure all properties operate in alignment with corporate objectives and operational standards.

Tenant Relations & Leasing

- Foster solid, professional and harmonious relationships with tenants.
- Respond to tenant inquiries and requests in a timely and effective manner.
- Review and approve tenant improvement and construction plans.
- Negotiate lease renewals and support leasing initiatives.
- Maintain a tenant-focused approach that enhances occupancy, retention, and satisfaction.

Leadership & Collaboration

- Provide leadership and guidance to the Property Administrator.
- Foster a positive, collaborative, and high-performing work environment.
- Support continuous improvement initiatives by developing and implementing effective processes.
- Build and maintain strong relationships with colleagues, developers, brokers, partners, contractors, and industry stakeholders.
- Contribute to the achievement of corporate and strategic business objectives.

What You Bring





- Post-secondary education in Business Administration, Property Management, Real Estate, or a related discipline.
- Minimum 5 years of commercial property management experience.
- Strong financial reporting, budgeting, and variance analysis skills.
- Advanced proficiency in Microsoft Excel.
- Experience with Yardi is considered a strong asset.
- Demonstrated understanding of commercial property management practices, systems, and processes.
- Strong negotiation and relationship-management skills.
- Experience interpreting and working with legal and real estate documentation, including leases, subleases, offers to lease, purchase and sale agreements, and restrictive covenants.
- Excellent communication and stakeholder management skills.
- Highly motivated, results-oriented, and capable of balancing multiple priorities in a fast-paced setting.
- Proven ability to lead, influence, and foster positive working relationships.

Working HoursHopewell's core hours are Monday through Friday from 8:00 a.m. to 5:00 p.m., with flexibility available on either end of the workday.
