Licensing and credentials
RECA mortgage associate licence (Alberta) — required, or willing and eligible to obtain
Working knowledge of PCMLTFA / anti-money-laundering requirements

Tasks
Structure mortgage applications — income, equity, and exit strategy — across prime, alternative, and private lending
Select the appropriate lender and product from the active panel (e.g., Alta West, Magnum, VWR; A-lenders or refinance exits)
Prepare and submit complete, clean application packages to lenders
Manage lender questions and conditions through to commitment
Proactively work the renewal and refinance pipeline; structure refi-to-A exits on maturing private/alternative files
Maintain pipeline status discipline in the CRM (Monday.com)
Monitor submission-to-commitment rate, time-to-commitment, and file cleanliness




Coordinate a smooth handoff to the fulfillment officer and closing
Stay current on lender guidelines, rates, and product changes

Supervision
Works independently; coordinates closely with fulfillment and closing staff
