Junior Property Accountant – Commercial Real Estate

Location: Calgary, Alberta
Employment Type: Full-Time

Position Overview

A privately held commercial real estate firm based in Calgary is seeking a motivated and detail-oriented Junior Property Accountant to join our commercial real estate team.

This is an excellent opportunity for an accounting graduate or junior accounting professional who is interested in building a career in commercial real estate and property accounting.

The Junior Property Accountant will work closely with our accounting and property management teams and will be responsible for the day-to-day accounting for a portfolio of commercial properties. The successful candidate will gain hands-on experience in all aspects of property accounting, including accounts payable, accounts receivable, tenant billings, reconciliations, operating costs, budgeting and financial reporting.

Key Responsibilities

- Perform day-to-day accounting for assigned commercial properties.
- Process and review accounts payable, including invoice coding and approvals.
- Prepare tenant billings, including monthly rent and additional charges.
- Record cash receipts and maintain tenant accounts.
- Monitor accounts receivable and assist with collection follow-up.
- Prepare monthly bank reconciliations.
- Prepare general ledger account reconciliations and supporting schedules.
- Assist with month-end accounting and preparation of monthly financial statements.
- Review property income and expenses and investigate accounting discrepancies.
- Assist with preparation of annual property operating budgets.




- Assist with monthly budget-to-actual variance analysis.
- Assist with annual operating cost/CAM reconciliations and tenant recoveries.
- Review leases and lease abstracts to ensure rents, recoveries and other charges are accurately reflected in the accounting system.
- Assist with GST reporting and other accounting requirements.
- Maintain accurate accounting records and supporting documentation.
- Communicate with Property Managers regarding accounting and tenant-related matters.
- Assist with year-end working papers and information required by external accountants and auditors.
- Participate in special projects and other accounting duties as required.

Qualifications

- Diploma or degree in Accounting, Finance, Business Administration or a related field.
- 2 to 4 years of accounting experience is preferred; however, we will consider candidates with strong academic backgrounds and limited practical experience.
- Previous experience in property accounting, commercial real estate or property management is an asset.
- Solid understanding of accounting principles.
- Strong Microsoft Excel skills.
- Experience with Yardi or similar accounting software is an asset.
- Strong analytical and problem-solving skills.
- Excellent attention to detail and accuracy.




- Strong organizational and time-management skills.
- Ability to manage multiple priorities and meet monthly reporting deadlines.
- Robust written and verbal communication skills.
- Ability to work independently while also contributing as part of a team.

The Opportunity

We are looking for someone who is curious, dependable, detail-oriented and eager to learn. Commercial property accounting experience is helpful, but strong accounting fundamentals, technical aptitude and the ability to work independently are equally important.

Salary: $55,000–$62,000 per year, depending on experience and qualifications.
