About The Firm

Position Overview The firm is seeking an experienced Litigation Paralegal based in Alberta to join their team in a remote capacity. This role focuses primarily on managing foreclosure litigation, mortgage enforcement, and secured debt recovery files on behalf of institutional and private lenders. The ideal candidate will possess expertise in Alberta foreclosure procedures, court protocols, and redemption timelines, with the ability to independently manage a high-volume portfolio of files from demand to realization.
Key Responsibilities
- Foreclosure File Management: Independently manage default and foreclosure proceedings from initial demand letter through to Statement of Claim, Order Nisi, Redemption Period expiry, Order for Sale, and Rice Order/Realization.
- Pleadings & Court Document Drafting: Prepare comprehensive foreclosure documentation including Statements of Claim, Affidavits of Value, Affidavits of Default, Orders Nisi, Writs of Enforcement, and Bills of Costs.
- Court Scheduling & Applications: Coordinate and schedule Master/Applications Judge hearings, prepare chambers application packages, and liaise with court clerks regarding filing and entry of orders.
- Registry & Title Management: Conduct Title Searches, PPR searches, corporate searches, and process electronic registrations with Alberta Land Titles (SPIN2)
and Personal Property Registry (PPR).
- Lender Reporting & Communication: Serve as a primary point of contact for financial institutions, private lenders, and mortgage servicers, maintaining timely status reports and ledger updates.
- Team Collaboration: Work closely with remote litigation counsel and support staff to ensure strict adherence to statutory deadlines, practice directions, and client service standards.
Core Competencies
- Procedural Skills: In-depth working knowledge of Alberta’s foreclosure process, Land Titles procedures, and the Rules of Court governing real property enforcement.
- Strong Attention to Detail: Absolute accuracy in calculating redemption amounts, reviewing title encumbrances, and drafting court orders.
- Exceptional Communication: Clear, professional verbal and written communication skills when interacting with clients, borrowers, opposing counsel, and judicial administration.
Qualifications
- Foreclosure Litigation experience within Alberta
- Proficiency with Alberta Land Titles (SPIN2), Personal Property Registry (PPR), ACL (or similar litigation software), and Microsoft Office Suite
- Solid understanding of lender reporting requirements and enforcement remedies
