Position Summary The Caretaker plays a key role in the day-to-day operation, cleanliness, safety, and security of the property. This position is responsible for building inspections, cleaning and maintenance of common areas, groundskeeping, waste management, tenant support and responding to building related concerns.

The successful candidate will be proactive, reliable, self-motivated and capable of working independently while maintaining positive relationships with residents, contractors, emergency services, and the Board of Directors.

Key Responsibilities

Cleaning and Janitorial Services

- Maintain cleanliness of lobby, hallways, elevators, stairwells, laundry facilities, common washrooms/ rooms, offices, garbage rooms and storage areas.
- Perform sweeping, vacuuming, mopping, dusting, sanitizing, and waste removal duties.
- Clean windows, glass, chrome and other surfaces as required.

Waste and Recycling Management
- Manage garbage, recycling, compost, and cardboard collection.
- Prepare bins for scheduled collection days.
- Maintain cleanliness and organization of waste storage areas.

Grounds and Exterior Maintenance
- Maintain sidewalks, entrances, walkways, and parking areas.
- Remove litter and refuse from the property.
- Empty exterior waste containers.
- Water lawns, flowers, shrubs, and landscaping as required.
- Perform seasonal maintenance including snow and ice removal, salting and garden upkeep.

Building Safety and Security
- Conduct regular interior and exterior inspections of the property.




- Monitor building safety systems and perform monthly fire alarm testing.
- Ensure doors, windows, roof access points, and common areas are secure.
- Report safety hazards, maintenance deficiencies, and security concerns promptly.
- Respond appropriately to emergencies and contact emergency services when required.
- Assist with incident reporting and documentation.

Resident Support
- Serve as a professional and courteous point of contact for residents.
- Respond to tenant concerns and report issues requiring further action.
- Assist prospective tenants by providing application information and showing available units.
- Support a respectful and safe living workplace for all residents.

Vacant Unit Turnover
- Prepare units for new occupancy through cleaning and inspection.
- Report damage, deficiencies, or repairs required before occupancy.

Maintenance Monitoring
- Conduct routine inspections of building equipment and systems.
- Replace light bulbs and fluorescent tubes in common areas as required.
- Report maintenance issues and coordinate repairs through appropriate channels.

Qualifications

Required

- Previous experience in janitorial services, building maintenance, property management, facilities operations or a related field.
- Ability to work independently and prioritize tasks effectively.
- Strong communication and interpersonal skills.
- Ability to perform physical duties including lifting, bending, walking, stair climbing, and snow removal.
- Reliable transportation.
- Basic computer and record-keeping skills.
- Ability to obtain a satisfactory Criminal Record Check (reimbursement available for successful candidate).

Pay: From $21.50 per hour

Expected hours: 15.0 – 20.0 per week
