Marketing Manager Residential Real Estate North York, Ontario Full-time, in-office $115,000 - $135,000 Marketing Manager the Opportunity Our client, a growing residential real estate organization, is seeking a commercially minded Marketing Manager to lead marketing across a portfolio of rental communities.

This position combines strategy, creative direction, digital advertising, team leadership, and hands-on campaign execution.

The successful candidate will develop marketing programs that support new property launches, generate qualified leasing leads, strengthen brand recognition, and maintain occupancy across established communities.

Working closely with leasing, operations, and senior leadership, the Marketing Manager will connect marketing activity with pricing, availability, lead volume, tours, and lease conversions.

Marketing Manager Key Responsibilities Portfolio and Lease-Up Marketing Develop integrated marketing plans for upcoming property launches, active lease-up campaigns, and stabilized rental communities.

Translate leasing objectives, availability, pricing changes, and occupancy targets into focused marketing initiatives.

Plan campaign timing and allocate resources according to the needs of each property.

Support open houses, property activations, resident events, and other initiatives that contribute to leasing and retention.

Ensure rental listings and online property information remain accurate, compelling, and current.

Brand and Creative Direction Establish a consistent visual and written identity across the residential portfolio.

Provide creative direction for property branding, advertising, signage, brochures, websites, leasing materials, and internal communications.

Review and approve creative work while providing clear, constructive feedback to internal contributors and external partners.

Plan photography, video, virtual tours, launch materials, and on-site promotional content.

Protect brand consistency while allowing each property to maintain its own market positioning and personality.

Digital Content and Social Media Build content strategies and editorial calendars for portfolio and property-level social channels.

Oversee content across Instagram, Tik

Tok, Facebook, and other relevant platforms.

Identify emerging content, platform, and consumer trends that can be applied effectively within the rental housing market.

Guide the creation of engaging content that supports awareness, lead generation, resident engagement, and community building.

Ensure content reflects the quality and experience offered by each residential property.





Advertising and Lead Generation Direct paid-media campaigns across Meta, Google, and other appropriate digital channels.

Manage targeting, creative testing, campaign optimization, and budget allocation.

Monitor lead quality, cost per lead, conversion rates, and cost per lease.

Adjust campaign strategies based on inventory, leasing activity, market response, and performance data.

Work closely with leasing teams to understand lead outcomes and improve campaign effectiveness.

Email and Customer Communications Develop email-marketing programs for prospective residents, including inquiry follow-up, tour reminders, and leasing campaigns.

Oversee communications for existing residents, including newsletters, community updates, events, and renewal initiatives.

Maintain a consistent brand voice across prospect and resident communications.

Identify opportunities to improve engagement throughout the prospective and existing resident journey.

Budget, Analytics and Reporting Manage the overall marketing budget across properties, campaigns, vendors, media, technology, and content production.

Establish a regular reporting process covering campaign performance, lead generation, engagement, leasing conversions, and marketing spend.

Present performance results, observations, and recommendations to senior leadership.

Use data to recommend changes to campaign strategy, channel selection, creative direction, and budget allocation.

Measure marketing success against leasing velocity, occupancy, vacancy, and portfolio-growth objectives.

Team and Vendor Leadership Lead and support internal marketing resources while collaborating closely with leasing and property operations.

Select, brief, and manage photographers, videographers, designers, media partners, printers, signage providers, and other suppliers.

Establish clear scopes, deadlines, budgets, and performance expectations for external partners.

Ensure vendors deliver high-quality work that meets brand and business requirements.

Coordinate multiple campaigns, properties, stakeholders, and deadlines simultaneously.

Marketing Manager Qualifications & Experience At least three years of progressive marketing experience,



ideally involving responsibility for strategy, budgets, campaigns, people, or external agencies.

Demonstrated experience developing and executing integrated marketing plans.

Practical experience managing paid social media and/or Google advertising campaigns.

Strong knowledge of Meta Ads Manager, Google Ads, and Google Analytics.

An excellent eye for design, composition, brand consistency, and creative quality.

Experience briefing and directing photographers, videographers, designers, media partners, and production vendors.

Robust writing and editing skills with careful attention to voice, tone, and detail.

Ability to connect marketing performance with measurable business and sales outcomes.

Excellent organizational skills and the ability to manage several properties and campaigns concurrently.

Confidence presenting marketing results, recommendations, and budget decisions to leadership.

Experience supervising or mentoring an employee is preferred. A portfolio or relevant examples of campaigns, content, brand development, or marketing results. A valid drivers licence, reliable transportation, and the ability to visit properties as required.

Availability to maintain a regular office presence and attend occasional property events.

Preferred Experience Marketing experience within residential real estate, property management, hospitality, multifamily housing, luxury goods, or another location-based service business.

Familiarity with platforms such as Mailchimp, Constant Contact, Hub

Spot, or comparable email-marketing technology.

Experience using Canva, Cap

Cut, Adobe Creative Suite, or similar content-production tools.

Postsecondary education in marketing, communications, business, or a related discipline.
