About the Position
Burlington Towers is seeking a dependable, hands-on Residential Building Superintendent to join our property management team in Burlington. This is a live in position that includes a 3 bedroom apartment.
This is an active, hands-on position suited to someone who enjoys maintenance, problem-solving and working directly with residents. The Superintendent is responsible for helping ensure the residential building is safe, clean, well maintained and operating effectively.
The successful candidate will perform general building maintenance, monitor building systems, respond to resident service requests and emergencies, maintain common areas and assist with the day-to-day operation of the property.
This position includes on-call responsibilities and requires availability to respond to building emergencies outside regular working hours, including evenings, weekends and holidays when required.
Key Responsibilities
Responsibilities include, but are not limited to:
- Perform general building maintenance and minor repairs throughout the property.
- Identify maintenance issues and complete repairs within your abilities or report/coordinate repairs requiring maintenance staff or outside contractors.
- Respond to resident maintenance requests and building emergencies, including issues such as flooding, loss of heat or other urgent building concerns.
- Monitor mechanical and electrical rooms and report unusual conditions or required repairs.
- Perform routine checks of building equipment including boilers, pumps, fans, sump pumps and emergency generator systems.
- Complete required fire and life-safety checks and maintain accurate building logs.
- Replace lights and complete other routine preventative maintenance.
- Monitor common areas and identify building maintenance, safety or cleanliness concerns.
- Maintain lobbies, elevators, laundry rooms, corridors, entrances and other common areas to a high standard.
- Assist with garbage, recycling, composting and waste management.
- Prepare and inspect vacant suites and report maintenance requirements prior to new resident occupancy.
- Assist with resident move-ins and move-outs as required.
- Respond professionally to resident questions, concerns and service requests and communicate issues to the Rental Office or management.
- Provide access to contractors and service providers and assist with coordinating building repairs.
- Assist with snow removal, salting and maintaining safe entrances and emergency exits during the winter.
- Conduct routine exterior property inspections and remove litter or address minor property concerns.
- Maintain accurate maintenance, inspection and safety records.
- Assist with coverage of building responsibilities during another Superintendent's vacation or absence.
- Perform other building maintenance and property-related duties as reasonably required.
On-Call Responsibilities Because our residents rely on the Superintendent when unexpected building issues arise, the successful candidate must be comfortable being part of the property's emergency response.
On-call responsibilities may include responding to:
- Floods or water leaks
- No heat or other urgent HVAC concerns
- Building access issues
- Mechanical or equipment problems
- Fire or life-safety concerns
- Other urgent resident or building situations
Not every after-hours call will require immediate repair; however, the Superintendent must be able to assess the situation, take reasonable steps to protect residents and the property, and contact management or the appropriate contractor when necessary. What We're Looking For The ideal candidate will have:
- Previous experience as a residential Superintendent, building operator,
maintenance worker or in a similar hands-on property role.
- Strong practical knowledge of general building maintenance and basic repairs.
- Good mechanical aptitude and the ability to troubleshoot problems.
- A proactive approach — someone who notices an issue and takes steps to address it rather than waiting to be told.
- Strong organizational skills and the ability to maintain accurate logs and records.
- Good communication and interpersonal skills.
- A qualified and respectful approach when dealing with residents, contractors and coworkers.
- The ability to work independently while also working closely with management, maintenance staff and other Superintendents.
- Good judgment when determining whether an issue can be handled internally or requires a contractor or management involvement.
- The physical ability to perform the duties of the position, including walking the property, cleaning, lifting, moving equipment and performing general maintenance tasks.
- Reliability and the ability to respond to emergencies when on call.
What Success Looks Like A successful Superintendent takes ownership of their building. They are approachable with residents, responsive when problems arise and attentive to preventative maintenance. We are looking for someone who takes pride in keeping a residential property clean, safe, orderly and well maintained, communicates well with the rest of the property management team and understands the importance of providing residents with reliable service.
Schedule
This is a full-time, on-site position.
Regular duties include weekday responsibilities as well as scheduled weekend responsibilities. The position also includes on-call availability for emergencies outside regular working hours, including evenings, weekends and statutory holidays when required.
Specific scheduling and on-call expectations will be discussed during the interview process.
Pay: $45,000.00 per year
