Title: Senior Financial Analyst –

OPPORTUNITY The Senior Financial Analyst will report to the Senior Manager of Finance,



Real Estate. The individual will be supporting the financial planning & analysis and reporting for Fengate’s segregated funds, predominantly on Canadian residential and resort operations and US Hotel operations. This role will have the opportunity to interact closely with the Finance, FP&A;, Developments, Investments, and 3rd Party consultant teams.

Key Responsibilities

- Support investments team to maintain models to project performance metrics such as cash flow, operating returns, IRR, ROIC, MOIC, NPV, etc.
- Calculation of quarterly and annual fund returns using IRR and weighted capital
- Assist with year-end valuation process by co-ordinating with external appraiser and critically assessing assumption used in appraisal
- Prepare monthly accounting entries and bank reconciliations for segregated funds
- Preparation and review of quarterly financial statements for internal management and investors
- Assist with year-end audit process through the preparation of audit working papers
- Work closely with accounting teams of joint ventures to co-ordinate and compile support for investment models, quarterly reporting, cash management, development draw requests, debt covenants and other ad-hoc requests
- Preparation of quarterly fund reports for internal management and investors
- Work closely with banks to secure financing and perform other treasury functions
- Identify and implement continuous process improvements across different areas of scope

Key Qualifications

- Undergraduate degree in accounting, finance, or other relevant technical discipline
- CPA designation, with 3+ years of relevant experience in the industry
- Experience with working in the real estate or asset management space is preferred
- Strong Excel modelling skills, ability to construct professional PowerPoint presentations
- Experience and interest in leveraging AI-powered tools (e.g., Microsoft Copilot, ChatGPT,



Claude or similar) to enhance financial analysis, reporting, research, and workflow efficiency.
- Solid understanding of statement of earnings, balance sheet, cash flows, IRR, ROIC, etc.
- Genuinely curious with a desire to understand key metrics and drivers
- Strong customer focus with excellent relationship building and a collaborative working style
- Exceptional communication skills, both written and verbal, including the ability to communicate effectively with all levels of the organization
- Ability to handle competing deliverables, with accurate/timely delivery under tight timelines

LOCATION The position can be based in either our Toronto or Oakville office, depending on the preference of the successful candidate. Fengate offers a Work-Flex policy where employees are allowed to work remotely up to 2 days per week. PAY RANGE The expected base pay range for this position is: $85,000 - $100,000.
