DSPM is seeking a full-time Live-in Building Superintendent to assist in the role of Live-In Building Superintendent in connection with an apartment rental complex to join our property management team. The successful candidate will work under the direction of the Property Manager to oversee the day-to-day maintenance and administrative operations.

This live-in position requires the Superintendent to reside on-site in a 2-bedroom apartment provided rent-free, along with competitive salary and benefits.

Key Responsibilities:

- Ensure the property, including interior and exterior areas, is clean, protected, and well-maintained.
- Conduct regular building inspections and perform or coordinate minor repairs (e.g., plumbing, electrical, mechanical systems).
- Respond to tenant inquiries, complaints, and emergencies in a timely and professional manner.
- Assist in maintaining cleanliness of common areas including lobbies, elevators, stairwells, laundry rooms, hallways, and garbage chute/compactor rooms.
- Assist with seasonal work as needed, such as snow removal (shoveling, salting), lawn cutting, and gardening,



in coordination with external contractors.
- Manage and document fire safety checks in accordance with the Fire Safety Plan and the Ontario Fire Code.
- Ensure timely removal of waste and recycling using a basement-to-curb tractor system for city collection.
- Handle unit turnovers including cleaning, minor repairs, and preparing apartments for new tenants.
- Monitor and maintain inventory of supplies and equipment.
- Ensure compliance with all health, safety, and building regulations and internal policies.
- Remain on-call for after-hours emergencies as part of the building operations support.

Qualifications:

- Minimum 3 years of experience in a similar superintendent or building maintenance role.
- High school diploma or equivalent.
- Proficient in minor electrical, plumbing, and mechanical systems maintenance.
- Bondable and able to pass a police background check.
- Class G Driver’s License (required).
- Fluent in English (spoken and written).
- Demonstrated ability to work independently and as part of a team.
- Excellent communication, organization, and problem-solving skills.
- Professional demeanor and strong customer service approach when dealing with tenants and contractors.
- Physically fit and capable of performing hands-on maintenance tasks.

Work Schedule:

- Monday to Friday (8-hour shifts)
- On-call responsibilities required
- Evenings and weekends as needed
