Overview
We are seeking a dynamic and detail-oriented Project Manager to lead our construction projects from inception to completion. This role offers an exciting opportunity to oversee all aspects of project planning, execution, and delivery, ensuring projects are completed on time, within scope, and to the highest standards. The ideal candidate will be passionate about construction management and possess robust leadership skills to coordinate diverse teams and resources effectively.
1. Pre-Construction Phase & Contract
· Review project scope, drawings, specifications, estimate, and contract.
· Compare drawings Issued for tender-IFC with issued for construction-IFC and identify any addition or change in scope of work and any missing item on the estimate to be included/recorded/filled-in in the Project Overview Tab of the Project Summary Excel sheet
· Prepare SV-Schedule of Values (Draw/invoice items) for invoicing
· Coordinate with client and/or consultants of any inspection or additional requirements to be considered in the construction phase and ensure receipt of building permit required for city inspections.
· Prepare project schedule and identify key milestones, deadlines, and critical path tasks to be coordinated with the site supervisor.
2. Procurement & Contracting
· Solicit and qualify quotes (cost, scope & quality) from subcontractors and suppliers.
· Negotiate contracts and approve to issue purchase orders.
3. Construction Phase
· Lead and coordinate with the site supervisor daily construction activities.
· Coordinate with client the delivery of items provided by the client.
· Monitor work progress and adjust schedules as needed.
· Ensure quality standards are met per specifications.
· Review and stamp shop drawings for approval from Consultant/ Client.
· Look for/ manage/price/ issue changes in scope (change orders), and assess impact on budget/timeline.
· Follow-up on approvals for priced changes to client and/or consultant.
· Ensure the site supervisor is enforcing safety protocols and conducting toolbox talks.
· Hold regular site meetings with client (weekly/bi-weekly).
· Provide weekly progress reports including photos to the client.
· Track and approve all project expenses and compare with budget. Approve Subtrade/ Supplier invoices and visa expenses, verify work completion, and manage cash flow.
· Mitigate cost overruns through proactive decision making.
· Invoice the client (SV/Draw) and follow-up on payment.
4. Quality Control
· Inspect work for adherence to plans and specifications.
· Coordinate material testing, inspections, and certifications.
· Resolve defects or deficiencies before they impact subsequent work.
5. Risk & Issue Management
· Identify potential risks (delays, shortages, weather impacts).
· Develop mitigation strategies and contingency plans.
· Address disputes or performance issues with subcontractors.
6. Project Closeout
· Oversee final inspections and obtain occupancy permits.
Close city permits..
· Ensure punch list items are completed to satisfaction.
· Review as-built drawings, warranties, and maintenance manuals before providing to the Client and/or Consultant
· Provide client training for building systems (HVAC, electrical, etc.).
· Secure final approvals and sign-offs from Landlord-LL, Consultant.
· Close contracts and finalize financial reconciliation.
7. Ongoing Responsibilities
· Uphold ethical and professional standards.
· Maintain Client and/or Consultant relationships for future opportunities.
· Continuously improve project management processes.
Requirements
- Proven experience in construction management (5 years) in Canada or a related field with a strong understanding of heavy civil or commercial projects.
- Proficiency in blueprint reading, schematics, and technical drawings essential for accurate project planning.
- Familiarity with construction management softwares.
- Solid knowledge of construction estimating techniques and cost control measures.
- Excellent time management skills with the ability to prioritize multiple tasks effectively.
- Strong leadership qualities with experience managing diverse teams on active job sites.
- Ability to communicate clearly with stakeholders at all levels and resolve issues promptly.

Pay: $70,000.00-$90,000.00 per year
