About the Role:

Signia Construction is seeking an experienced and detailed-oriented Construction Estimator to join our growing team in Vancouver British Columbia. The ideal candidate understands how buildings are actually constructed, not just how to measure them on paper. You will be comfortable will reviewing drawings and specifications, identifying scope gaps and construction risks, communicating with subcontractors and suppliers, and developing pricing that is both competitive and commercially sound.

Key Job Responsibilities:

- Review drawings, specifications, addenda, and tender documents to understand project scope and requirements.
- Prepare accurate quantity takeoffs and detailed estimates for labour, materials, equipment, subcontractors, and general conditions.
- Solicit, review, level, and negotiate subcontractor and supplier pricing; identify scope gaps, exclusions, and inconsistencies.
- Manage multiple tenders from initial review through final bid submission, ensuring all requirements and addenda are incorporated.
- Develop conceptual, budget, and detailed estimates using current market pricing and historical project data.
- Identify project risks, constructability issues, allowances, exclusions, and opportunities for value engineering.
- Collaborate with Project Managers, Superintendents, consultants, subcontractors, and suppliers throughout the estimating and pre-construction process.




- Prepare bid summaries and pricing recommendations for senior management.
- Support successful project handover from estimating to operations, clearly communicating assumptions, risks, and outstanding items.
- Maintain accurate estimating records, cost databases, and historical pricing to improve future estimates.

Job Qualifications & Experience:

- 7+ years of construction estimating experience, preferably with a General Contractor or Construction Manager.
- Experience estimating commercial, institutional, industrial, residential, tenant improvement, or similar construction projects.
- Strong understanding of construction methods, sequencing, materials, and building systems.
- Ability to confidently read and interpret architectural and engineering drawings and specifications.
- Proven experience completing detailed quantity takeoffs.
- Experience obtaining, analyzing, and leveling subcontractor and supplier quotations.
- Robust understanding of tendering and bid submission processes.
- Experience with both competitive hard-bid and negotiated work is an asset.
- Experience with conceptual estimating, budgeting, design development, and value engineering is an asset.
- Strong Microsoft Excel skills and proficiency with estimating software.
- Experience with Bluebeam, On-Screen Takeoff, Planswift, Procore, BuildingConnected, BidCentral, or similar platforms is an asset.
- Knowledge of BC construction practices, local subcontractor markets, and prevailing material and labour costs is highly desirable.

Pay: $150,000.00-$165,000.00 per year
