Position Summary:

The Maintenance IV is responsible for the maintenance and repair of the physical structures, equipment, operating systems and grounds under the ownership of Breton Ability Centre. The above are maintained within and up to standards and regulations as determined by the Government and other regulatory agencies.

This is a bargaining unit position.

Key Responsibilities:

- Structure, Equipment, System (Electrical, Ventilation, Heating, Plumbing, Water), Safety System and Grounds Maintenance.
- Maintain building interiors and exteriors from a general viewpoint.
- Fill of holes, sanding and painting of walls
- Floor tile instillation and repair of vinyl flooring and painting of floor trims
- Replacement and painting of ceiling tiles including grid system as well as maintenance and painting of masonry ceilings.
- Maintenance of window components to include panes, sliders, screens, handle apparatus and painting of trim.
- Maintenance of doors, knobs, hold open devices to include painting of door surfaces and trim.
- Maintain and repair yard and lawn furnishings to include painting of building and structures.
- Mow lawn and tend plants and shrubbery.
- Snow Removal including, shoveling snow and remove snow and ice from walkways, entrances, steps and other designated areas as required to maintain safe access.
- Conduct minor repairs to roadways and parking areas.




- Conduct routine inspections of fire alarm equipment to include illuminated devices.
- Inspect all fire and smoke doors to determine integrity of panic bars; floor pockets, glass, seals, hinges and hold open devices.
- Inspect and test door security systems
- Visually inspect extinguishers, mounting hardware, seals, gauges and signs logbook.
- Maintains ventilation systems through the replacement of filters and grilles and the cleaning of ventilation equipment and the ducts.
- Maintenance repair of plumbing components including toilets, taps, sinks, tubs, showers and drains to include the use of drain snakes.
- Maintenance and replacement of filters and painting of storage tanks.
- Replaces non-serviceable electrical components including all incandescent bulbs, fluorescent tubes and shades.
- Replacement of lighting ballasts, wall plugs, switches, and the replacement of equipment appliance cords and plugs will be under the supervision of a qualified person.
- Operate both manual and electrical equipment (sanders, drills, impact hammers, etc.)
- Erect ladders, staging and erected platforms and work from them with no restriction of height.
- Wear personal protective devices and use safe work practices and procedures to ensure personal and peer safety.
- Conduct periodic inspections for the department to determine the scope of maintenance and repair work required.
- Meet with supervisor as required to determine the scope and priority of work requirements identified through the maintenance request system.




- Attend all training sessions pertinent to the maintenance environment as directed by his/her supervisor.

Minimum qualifications and experience:

- Provincial trade certification or related trade training. Red Seal certification in carpentry, plumbing and/or electrical work would be considered an asset.
- Minimum five (5) years of experience in building maintenance and/or construction.
- Demonstrated experience performing a variety of general maintenance, repair and renovation tasks.
- Experience working with hand tools, power tools and maintenance equipment.
- Ability to perform cross-trade work within the scope of training, qualifications and experience.
- Valid driver's license and access to reliable transportation.
- Demonstrated commitment to ongoing professional development and maintaining current certifications.
