The Project Manager is responsible for planning, executing and finalizing projects within budget while adhering to deadlines. This includes acquiring resources and coordinating the efforts of team members and third-party contractors and/or consultants in order to deliver projects according to plan.
Description
In collaboration with senior management, define project scope, goals and deliverables that support project requirements.
* The Project Manager will develop project plans and associated communications documents.
* Oversee Commercial and Institutional projects, primarily interior fit-ups, retro-fits and some new builds projects.
* Estimate the resources and personnel required to achieve project goals. Estimating as part of competitive tendering or during project for associated change orders.
* Draft and submit budget proposals and recommend subsequent budget changes where necessary.
* Identify and manage project dependencies and critical path.
* Plan and schedule project timelines and milestones using appropriate tools.
* Coordinate work with subcontractors to meet project timeline.
* Track project milestones and deliverables.
*Work with project team to ensure change orders, invoicing and all project deliverables are accurate and provided at the appropriate intervals to the project.
*Uphold COR Health & Safety requirements for all projects and ensure coordination with Site Supervisors assigned to projects
Job Functions
- Ability to read and understand construction documents, drawings, surveys, specifications and contract documents.
- Ability to assign scopes of work to various subcontractors for pricing/completion
- Develop budgets for various projects ranging from simple single trade repairs to full multi-discipline trades/consultants building construction.
- Lead construction tenders, bid out projects, review contracts, monitor progress and sign off on progress billings/invoices.
- Prepare construction schedules with milestones and monitor progress of the various projects.
- Develop and implement quality control measures for various projects.
- Accountable for turning over development/construction sites to Clients on time, within budget and prepared for opening.
- Point of contact for project team and ability to ensure resolution of challenges in “real-time.”
- Desire to be accountable to project stakeholders and a team player.
- Other related duties as assigned.
Skills Needed
· Solid knowledge of construction trades and ability to understand drawings and specifications.
· Strong communicator with the ability to negotiate with general contractors, city officials, reason with clients and project stakeholders in a professional manner.
· Highly adaptable and comfortable working under deadline.
· Dependable/reliable and able to work flexible hours (Evenings/Weekends when required).
· Regular travel throughout Greater Toronto Area and Canadian markets
· Access to a vehicle for site visits. Valid G drivers license and clean drivers abstract
· Able to work on multiple projects/assignments at the same time (ie. multi-task).
· Knowledge of Microsoft Office tools including Word, Excel and MS Project
· Must successfully pass Criminal Background Screening as part of employment
Pay: $75,000.00-$80,000.00 per year
