Job Summary

We are seeking a reliable, responsible, and hands-on Building Superintendent to oversee the day-to-day maintenance and upkeep of a 25 unit residential apartment building.

The successful candidate will be someone who takes pride in their work, enjoys fixing things, and is comfortable working independently. This is a hands-on position requiring strong general maintenance and handyman skills.

Key Responsibilities

- Perform general building maintenance, repairs, and preventative maintenance.
- Complete basic plumbing, electrical, carpentry, drywall, painting, and other handyman repairs.
- Assist with rent collection, follow up on outstanding balances, and maintain accurate rent records.
- Inspect the building regularly and identify maintenance or safety issues.
- Maintain hallways, common areas, mechanical areas, and the overall appearance of the property.
- Respond to resident maintenance requests in a professional and timely manner.
- Maintain building grounds and assist with seasonal maintenance.
- Coordinate and provide access to contractors when specialized work is required.
- Maintain and monitor the building’s fire safety plans,



conduct required safety inspections and report any deficiencies promptly.
- Monitor building systems and report any issues to the Property Manager.
- Respond to urgent maintenance issues and building emergencies when required.

Qualifications

- Previous experience as a handyman, building superintendent, maintenance worker, contractor, or in a similar role.
- Solid practical skills and the ability to troubleshoot and repair common building issues.
- Knowledge of basic plumbing, electrical, carpentry, painting, and general repairs.
- Comfortable using common hand and power tools.
- Ability to work independently, prioritize tasks, and take initiative.
- Relevant trade experience or certifications are an asset.

Compensation: Negotiable based on experience, plus onsite apartment.
