The Opportunity: Our client in the GTA has partnered with ML6 in their search for an experienced and versatile Project Manager to oversee and support all aspects of residential construction projects, from initial planning and design through construction and final homeowner handover.

This is an excellent opportunity for someone who thrives in a fast-paced construction environment and enjoys balancing both office-based project management and hands-on involvement in the field. The successful candidate will play an integral role in ensuring projects are delivered on schedule, within budget, and to a high standard of quality, while working closely with construction teams, consultants, trades, municipalities, and homeowners.

What You'll Be Doing:

- Plan, organize, and manage multiple residential construction projects from start to finish, ensuring alignment with project schedules, specifications, budgets, and overall scope.
- Monitor project performance across budget, schedule, quality, and delivery, proactively identifying potential issues and implementing solutions with construction leadership.
- Conduct project risk assessments and develop mitigation strategies to minimize delays, cost overruns, and other project risks.
- Collaborate with architects, engineers, consultants, and internal stakeholders throughout the design and planning phases of current projects.
- Establish and maintain project cost controls and cash flow forecasts to support strong financial performance and project profitability.
- Assist with the land acquisition and development process, from initial planning and registration through to the start of construction.




- Develop and maintain detailed construction schedules by reviewing plans, specifications, and project requirements while identifying opportunities for greater efficiency across multiple projects.
- Work closely with the design team and participate in client design meetings to help finalize contract documents and resolve project requirements.
- Coordinate the preparation and submission of building permit applications with applicable municipalities.
- Review and manage trade contractor claims, change orders, and requests for additional costs.
- Conduct regular site and home walkthroughs to ensure scopes of work are being completed accurately and to the expected quality standards.
- Maintain clear and consistent communication with internal teams, consultants, trades, stakeholders, and homeowners throughout the project lifecycle.
- Ensure project documentation is complete, accurate, and properly maintained within the project management system.
- Keep homeowners informed of construction progress and coordinate key milestones, including frame walkthroughs and Pre-Delivery Inspections.
- Prepare and issue required homeowner communications, including delayed closing notices, construction updates, security deposit correspondence, and notices related to exterior work such as curbs, sidewalks,



paving, sod, and asphalt.
- Coordinate closing schedules and communicate relevant timelines with utility providers.
- Provide additional project coordination and administrative support as required to ensure projects move forward efficiently.

What You'll Need to Be Successful:

- Minimum 5 years of construction-related experience in a Project Management or similar role, ideally within residential construction or homebuilding.
- Strong understanding of the full residential construction lifecycle, from planning and permitting through construction, closing, and homeowner handover.
- Ability to confidently read and interpret construction drawings, blueprints, specifications, and other technical documentation.
- Strong knowledge of construction methods, procedures, materials, and the Ontario Building Code.
- Demonstrated ability to manage project schedules, budgets, cost controls, and competing priorities across multiple projects.
- Strong leadership skills with the ability to work independently while effectively collaborating with internal teams, consultants, trades, and other stakeholders.
- Excellent communication, interpersonal, and customer service skills, with the ability to professionally manage homeowner communications.
- Highly organized and detail-oriented, with the ability to manage multiple deadlines in a fast-paced environment.
- Proficiency with Microsoft Office, particularly Excel.
- Experience with Newstar or similar construction/project management software is considered an asset.

Compensation Range: $100,000 - $110,000
