This leadership role is responsible for ensuring accurate financial reporting, strong internal controls, regulatory compliance, and effective collaboration with internal stakeholders. The Director will lead, mentor, and develop a team while partnering closely with Operations, Finance, Tax, and Executive Leadership.Key ResponsibilitiesLeadership & OversightLead, manage, and develop the multi-family accounting team, ensuring high performance and adherence to best practicesEstablish and maintain strong internal controls, accounting policies, and proceduresAct as a key accounting liaison to senior leadership, asset management, and property operationsOversee the preparation and review of monthly, quarterly, and annual financial statements and supporting working papersEnsure timely and accurate bank reconciliations and balance sheet reviewsReview and present monthly revenue and expense variance analyses in collaboration with Property ManagementOversee cash flow analysis, distributions, and reporting to ownershipBudgeting & ForecastingLead the annual budgeting and periodic reforecasting process for the multi-family portfolioReview assumptions, analyze variances, and provide financial insight to support operational decision-makingOversee rental revenue, recovery billings,



and tenant account accuracy in accordance with lease termsResolve escalated tenant billing issues and disputesEnsure accurate calculation and review of percentage rent (where applicable) and other recoveriesTax, Compliance & AuditOversee HST filings and ensure compliance with applicable tax regulationsSupport internal and external audits, including coordination with auditors and preparation of required documentationEnsure compliance with accounting standards and company policiesCapital & Fixed AssetsOversee capital expenditure tracking, reporting, and analysisReview landlord work and tenant improvement accountingOversee depreciation, fixed asset schedules, and related reconciliationsSystems & Process ImprovementDrive continuous improvement of accounting processes, systems, and reporting toolsAct as a subject matter expert for Yardi and related financial systemsPartner with Finance and IT on system enhancements and implementationsCollaboration & Cross-Functional SupportWork closely with Lease Administration, Property Operations, Accounts Receivable, Accounts Payable, Tax, Finance, and Legal teamsProvide accounting guidance and support to operational teams as neededPerform other duties as assignedThe ideal candidate for this position will have the following background:CPA designation required (CPA, CA, or CGA)7+ years of progressive accounting experience, with significant experience in multi-family residential or real estate/property management accountingProven people leadership and team management experienceStrong technical accounting knowledge and financial reporting expertiseAdvanced knowledge of YardiExcellent analytical, organizational, and communication skillsAbility to manage multiple priorities and deadlines in a quick-paced environmentKipling supports equal opportunities and invests in a diverse and multicultural work force that values individuals with unique personalities, goals, backgrounds and views.
