Skye Capital Partners is looking for an experienced, hands-on Maintenance Handyman to look after a multi-tenant commercial property at the intersection of Sheppard Avenue East and Kennedy Road in Scarborough. This is a single-site role — you'll be the go-to person who keeps the building running, the tenants happy, and the property looking its best.

A Mandarin or Cantonese speaker is strongly preferred. You'll be dealing with tenants face to face every day, and being able to do that in Chinese as well as English is a major advantage at this site. If you speak Mandarin or Cantonese, please say so in your application.

This is a long-term independent contractor engagement — not an employee position. You'll invoice for your hours at $28.00 per hour.

The site has a steady, predictable mix of work: light repairs, preventive maintenance, vendor coordination, and the occasional small project. We're looking for someone reliable, resourceful, and comfortable working independently with minimal supervision.

What you'll be doing

- General building maintenance and repair:



drywall patching, painting, door and lock repairs, ceiling tile replacement, plumbing fixture repairs, basic electrical (lighting, ballasts, outlets), and washroom upkeep
- Routine preventive maintenance on HVAC, lighting, plumbing, and life-safety systems; coordinating with specialty trades when work is outside scope
- Responding to tenant service requests in a professional, timely manner and closing them out cleanly
- Walking the property daily — interior common areas, washrooms, mechanical rooms, parking lot, loading areas, exterior grounds — and flagging issues before they become problems
- Site security — ensuring the property is free of vagrants
- Grounds and curb-appeal work: landscaping, snow and ice management, garbage and recycling oversight, pressure washing as needed
- Receiving and supervising contractors and vendors on site; verifying work meets specification before sign-off
- Keeping accurate logs of work orders, maintenance activity, inspections, and supply inventory
- Supporting the property manager with tenant move-ins/move-outs, unit turnovers, and small capital projects

What we're looking for

- Mandarin or Cantonese — strongly preferred
- Clear written and verbal communication in English
- Experience in hands-on building maintenance, handyman, or facilities work — commercial or mixed-use property experience strongly preferred
- Solid working knowledge across multiple trades: carpentry, plumbing, basic electrical, drywall, painting, locksmithing basics




- Comfortable diagnosing problems and deciding what you can fix yourself versus when to call a trade
- Familiarity with HVAC systems at a maintenance level (filter changes, belt checks, basic troubleshooting)
- Able to read floor plans, follow safety procedures, and work with hand and power tools safely
- Set up to work as an independent contractor — sole proprietor or incorporated, able to invoice for your hours (HST where applicable), with your own basic hand tools. Materials and supplies are provided by the property.
- Valid Ontario driver's licence and reliable access to a vehicle (work-related mileage reimbursed)
- Physically able to lift up to 50 lbs, climb ladders, and work in mechanical and roof spaces
- Professional, presentable, and customer-service oriented when dealing with tenants

Contract terms

- Long-term independent contractor agreement
- $28.00 per hour, paid on invoice
- Approximately 40 hours per week, Monday to Friday, 9am–6pm with a one-hour lunch break, plus occasional on-call response for after-hours emergencies
- Free on-site parking

Location Commercial property at Sheppard Avenue East and Kennedy Road, Scarborough — well served by TTC bus routes and a short walk from Agincourt GO Station. Free on-site parking.
