Overview
Fengate is seeking an experienced Operations Supervisor to support the day-to-day operations of the Concorde Gate campus, comprising 1, 3 and 12 Concorde Gate in Toronto, with approximately 600,000 square feet of commercial space across three buildings,
and requires a hands-on leader who is comfortable operating a complex, mature building environment.
Based on site, the Operations Supervisor will provide leadership, training and operational support to the building operations team. Working closely with Property Management, tenants, contractors and service providers, this individual will help maintain safe, reliable and efficient building operations, with particular attention to aging HVAC and mechanical systems, preventive maintenance, tenant service, contractor oversight and emergency response.
The role will also support balancing day-to-day operational excellence with thoughtful maintenance and capital planning. The successful candidate will supervise and develop the building operators, promote a strong health and safety culture, and help deliver responsive service across a busy campus environment.
Key Responsibilities
- Provide day-to-day supervision, guidance, training and support to the building operations team, including work assignments, staffing coverage, performance support and professional development.
- Oversee the daily operation, maintenance, safety and presentation of 1, 3 and 12 Concorde Gate, including regular building and common-area inspections.
- Monitor and support base-building systems, including HVAC, mechanical, electrical, plumbing, building automation, life safety, elevators, parking facilities and building envelope components.
- Coordinate preventive maintenance activities and ensure work orders, maintenance logs, inspections, certifications and compliance documentation are accurately completed and tracked.
- Manage contractors and service providers performing maintenance, repair and project work, ensuring compliance with site safety requirements, building procedures, service standards and tenant access needs.
- Support timely resolution of tenant service requests, move-ins,
move-outs and operational concerns while maintaining positive and professional relationships with tenants and stakeholders.
- Support operating budgets, expense tracking, quotations, purchase orders, invoices, capital projects, emergency preparedness, incident response and continuous improvement initiatives.
Key Qualifications
- Minimum 5 to 7 years of commercial building operations experience, ideally within a complex office or commercial property environment.
- Previous supervisory or team leadership experience, with the ability to coach, train and support building operations professionals.
- Solid knowledge of HVAC and mechanical systems, with practical experience supporting electrical, plumbing, building automation, life safety, elevators and parking operations.
- Experience coordinating contractors, preventive maintenance programs, work orders, operational budgets and health and safety requirements.
- Diploma or degree in Building Operations, Facilities Management, Engineering Technology, Building Environmental Systems or a related field is preferred.
- BES, SMT, SMA, FMA or an equivalent industry designation is considered an asset.
- Proficiency with Microsoft Office and experience with computerized maintenance management systems; Yardi or similar property management software is an asset.
- Strong communication, problem-solving, planning and relationship-management skills, with a responsive and service-oriented approach.
- Ability to work onsite and participate in after-hours emergency response or incident management, as required
Salary Range: $80,000 - $90,000
