Position Summary :
As a member of the Maintenance team upholding Maplewood Care Society’s Mission, Vision and Values, and established policies and procedures, committing to professional and facility codes of ethics and functions within the regulations, standards and guidelines governing residential care.
Working under the direction of the Director of Operations and day-to-day direction of the Maintenance Worker IV (in Charge), the Maintenance Worker III plans and prioritizes assigned work, completes work orders and maintenance documentation, and works independently within the scope of the position. The employee maintains a clean and safe work environment and performs duties in accordance with Maplewood Care Society policies, applicable codes, regulations and safety requirements.

Duties and Functions:
Building and Equipment
· Performs scheduled preventative maintenance and routine inspections of buildings, equipment and related systems in accordance with established schedules, and identifies repairs or replacement needs.
· Performs general building and equipment repairs, including repairs to furniture, doors, walls, flooring, windows and fixtures, and minor carpentry, painting, plumbing and electrical fixture/appliance work within the scope of the position.
Identifies and troubleshoots routine building and equipment malfunctions, completes repairs within the employee's knowledge and scope, and reports or recommends external service where specialized or licensed expertise is required.
· Conducts routine inspections and monitors building systems and equipment to identify maintenance needs, hazards or developing operational issues, and reports significant concerns as required.
· Completes work orders and related preventative maintenance and inspection documentation accurately and in a timely manner.
· Moves furniture and equipment as required.
· Maintains familiarity with emergency and disaster procedures and assists with maintenance-related emergency response,
including operation and routine checks of the backup generator in accordance with established procedures.
· Transports supplies, equipment and materials within and between Maplewood locations and other delivery locations using facility vehicles and equipment as required.
· Operates and performs routine safety checks and basic preventative maintenance on facility vehicles and equipment, and reports identified repair or servicing requirements.
Grounds Keeping & Maintenance
· Works collaboratively with the Maintenance Worker IV (in Charge) and follows day-to-day work direction, priorities and assignments as required.
· Plans, organizes and prioritizes work based on preventative maintenance schedules, work orders, urgency and operational requirements.
· Works independently with minimal supervision and seeks direction where work exceeds the scope or knowledge of the position.
· Operates tools, equipment and vehicles safely and in accordance with applicable procedures and manufacturer requirements.
· Maintains Maintenance work areas, tools, equipment and storage areas in a clean, organized and protected condition.
· Follows infection prevention and control, WHMIS, occupational health and safety, resident privacy and other applicable requirements while working in resident and operational areas.
· Performs other related duties within the scope and level of the position.
General
· Maintains the appearance and safety of building exteriors and grounds, including minor grounds maintenance, garbage and recycling removal, and snow and ice clearing from driveways, sidewalks and walkways.
· Assists with receiving,
moving and distributing deliveries, equipment and supplies.
Professional qualifications:
Education and Experience:
· Grade 10 or an equivalent combination of education, training and experience. Valid Class 5 vehicle license.
· Valid Class 5 vehicle license.
Skills and Abilities:
· Ability to communicate effectively, both verbally and in writing.
· Ability to work effectively both independently and as part of a team.
· Ability to organize, prioritize, plan and schedule work.
· Demonstrated general maintenance knowledge and mechanical aptitude.
· Ability to identify and troubleshoot routine building and equipment problems and complete repairs within the scope of the position.
· Ability to safely operate hand tools, power tools, maintenance equipment and facility vehicles.
· Ability to maintain accurate work orders and maintenance records.
· Ability to recognize hazards, identify work outside the scope of the position, and appropriately escalate work requiring specialized or licensed trades.
· Ability to interact respectfully and effectively with residents, staff, contractors and others.
· Physical ability to perform the duties of the position.
· Ability to become familiar with applicable emergency and disaster procedures.
Working Environment :
· Considerable walking and standing.
· Moderate to heavy lifting, reaching and squatting.
· Exposure to all climatic weather.
· Exposure to cleaning chemicals, biological hazards, strong odours and other substances associated with a healthcare environment.
· Exposure to wet floors and noisy, hot, humid, and cold conditions.
· Regular work in occupied resident-care areas and interaction with residents while performing maintenance duties.
· May be required to work occasional overtime or respond to urgent maintenance needs outside regular hours.
