Reports to : Director, Asset Construction and Maintenance We are looking for a Property Project Manager to play a key role in planning and coordinating renovation work in the buildings under his/her responsibility. Founded by savvy investors seeking to capitalize on the sector’s growth and build a substantial portfolio of commercial real estate, Galion manages and develops high-value-added real estate projects. Galion’s portfolio consists of approximately 20 office and light industrial buildings, a neighborhood shopping center, and 43 gas stations featuring retail spaces.
Our team is made up of seasoned professionals who leverage their talent and expertise to build and execute sought-after projects. Manage the bidding process for professionals and contractors. Supervise and monitor the preparation of plans and specifications.
Identify potential suppliers and contractors, evaluate proposed concepts, negotiate, and award contracts. In collaboration with the teams on-site at our properties, define, plan, and coordinate projects while taking into account their impact on daily operations. Ensure the quality of work performed by professionals and contractors, and coordinate meetings.
Monitor project progress to ensure completion within the specified deadlines. Manage construction contracts in accordance with the agreed-upon payment terms and the type of contract used. Monitor project costs to ensure they stay within the established budget.
Resolve issues that arise during project implementation.
Provide added value to tenants by assisting them in the planning and execution of their projects. Regularly update stakeholders on the progress of projects.
Ensure compliance with applicable codes and laws, particularly the Building Code. Supervise projects carried out by tenants. Diploma of College Studies (DEC) in architectural technology, building mechanics, construction, or real estate project management, combined with relevant experience, or a university degree.
Project management certification (e.g., At least 3 years of project management experience in the commercial real estate sector. Proficiency in the rules, policies, procedures, laws, and standards applicable to the construction industry. Proficiency in French and knowledge of English.
Proficiency in Microsoft Office. Good understanding of building mechanical and electrical systems. YOUR PERSONAL SKILLS We’re looking for someone who shares Galion’s values: innovation, agility and quality service.
Your communication skills and your ability to manage priorities effectively. Your ability to make decisions despite unknown constraints (risk management). You must hold a valid driver’s license and have access to a car to travel throughout the Montreal area, the South Shore, and the North Shore, and occasionally to Quebec City.
