Position Overview
The Area Manager is accountable for the operational, financial, and service performance of an assigned portfolio of approximately 1,000 to 1,500 residential units across multiple communities. The position provides direct leadership to Property Managers and ensures consistent application of Avana’s policies, operating procedures, property standards, and resident-service expectations. The Area Manager balances strategic portfolio objectives with day-to-day operational requirements, develops team capability, manages escalated issues, and identifies risks before they become significant operational or financial concerns. The Area Manager serves as a key connection between Property Management and the Leasing, Maintenance, Marketing, Finance, and other supporting departments.

Monday to Friday, 8:00 a.m. to 4:30 p.m. (on-site)

What You’ll do
Portfolio Operations

Direct and oversee the daily operations of the assigned residential portfolio.

Establish portfolio priorities and allocate resources according to operational needs and organizational objectives.

Ensure Property Managers consistently follow Avana’s policies, procedures, service standards,



and documentation requirements.

Monitor leasing, move-in, move-out, renewal, inspection, rent-collection, and arrears-management activities.

Ensure properties are maintained in a safe, clean, functional, and visually appealing condition.

Review portfolio performance and implement corrective action where standards or targets are not being met.

Provide operational coverage when a Property Manager is absent or additional management support is required.

People Leadership

Provide direct leadership, supervision, and support to Property Managers.

Establish clear roles, performance expectations, priorities, and standards of accountability.

Conduct regular one-on-one meetings, coaching conversations, and formal performance reviews.

Provide timely, direct, and constructive feedback.

Identify performance concerns and implement appropriate improvement plans in partnership with People and Culture.

Identify employee development needs and coordinate training and learning opportunities.

Support recruitment, selection, onboarding, retention, and succession planning for the Property Management team.

Build and maintain an inclusive, collaborative, accountable, and high-performing team culture.





Promote effective communication and consistent decision-making across the portfolio.

Resident Experience & Escalations

Ensure a consistent and professional resident experience throughout the resident lifecycle.

Monitor resident satisfaction, feedback, complaints, retention, and online-review results.

Ensure Property Managers respond to resident inquiries and concerns within established service standards.

Manage escalated resident matters that cannot be resolved at the Property Manager level.

Determine appropriate resolutions while balancing resident needs, operational requirements, legislation, and organizational interests.

Identify recurring service issues and implement measures to prevent future occurrences.

Ensure required resident follow-up activities, including 7-, 30-, and 90-day check-ins, are completed and documented.

Oversee resident-engagement and community-building initiatives.

Financial Management

Maintain accountability for the financial performance of the assigned portfolio.

Review budgets, rent collections, arrears, delinquency reports, and utility charges.

Ensure Property Managers follow approved rent-collection and delinquency-management procedures.

Review financial variances and develop corrective action plans as required.

Identify opportunities to control costs, improve efficiency, and strengthen portfolio performance.

Ensure key operational reports are accurate, complete, and submitted on schedule.
