Job Overview
We are seeking a dedicated and energetic Live-in Superintendent/Resident Manager to oversee the daily operations and maintenance of our residential property. This role offers a unique opportunity to combine hands-on property management with exceptional customer service, ensuring a protected, well-maintained, and welcoming environment for residents. As the primary onsite presence, you will be responsible for fostering positive community relations, managing property upkeep, and ensuring compliance with all relevant housing regulations. Your proactive approach and leadership will help create a vibrant living experience for our residents while maintaining the property's integrity.

Duties

- Serve as the primary on-site manager, providing excellent customer service and addressing resident inquiries promptly and professionally
- Oversee property maintenance, including routine inspections, repairs, and coordinating with vendors to ensure facilities are in optimal condition
- Maintain accurate records using property management software like Condo Control, including announcements, service requests and maintenance logs
- Enforce community policies, resolve conflicts effectively through negotiation and conflict management skills, and uphold Condominium Bylaws and Declarations
- Conduct regular safety inspections, coordinate emergency responses, and ensure compliance with all safety standards and legal requirements
- Handle administrative tasks such as filing documents, data entry, etc





Live in mature superintendent required for a 120 unit high rise Condominium + 5 townhouses on the Halifax North peninsula. This superintendent’s position includes a newly renovated 2 bedroom non-smoking unit in the high rise building + salary. Must have experience in residential relations, basic mechanical and repair knowledge, basic computer knowledge for email and data entry for keyless door cards, laundry card, EV stations and an interest and the ability to keep a clean and safe building. This position will be available to the right person on Jan. 15. Interviews will be held ASAP as we had someone lined up but circumstances have changed. Duties include but not limited to; sweeping / mopping floors / stairwells, cleaning laundry room and machines, maintain a clean garbage room, garage and grounds (no mowing required) and keep log of maintenance issues. Knowledge of or trainable in the keyless entry and familiar with EV station access and laundry cards. Criminal background check is required. This is not a rental building. No in unit cleaning involved. 2 Bedroom unit plus salary. Working 7-4 daily then on call 24/7 with every other weekend off. Job Type: Full-time

Pay: $36,400.00-$40,000.00 per year
