The Opportunity
We are seeking a detail-oriented and motivated Intermediate Accountant, Commercial to support the financial operations of our commercial property portfolio. Reporting to the Accounting Manager, this role is responsible for a variety of commercial property accounting functions, including accounts payable and receivable, lease administration, budgeting support, financial reporting, and CAM reconciliations. The successful candidate will work closely with internal teams to ensure accurate financial records and contribute to the efficient management of the portfolio.

Responsibilities: Oversees and processes small Commercial Portfolio:
- Bank reconciliations
- Accounts payable posting – bi-monthly task
- Accepting e-transfers, booking all deposits and saving proof of payments
- Accounts receivable ageing report updating and reconciliation of Accounts Receivable ledgers
- Booking of preauthorized payment for accounts payable
- Update cash flow reports – and communicate cash flow in order for FTO calculations to be carried out including GST payments
- Posting of amortizations, TI, loans, mortgages, vacancies and other JE as needed
- Maintaining contract and utilities accrual file and booking these monthly accruals prior to month end reports being generated
- Review property tax accruals and insurance, follow up and accrue if not posted
- Review accounts receivable ledger, AR prepayments, SD register, vacancies, rent roll reports for consistency and format against lease summary
- Prepare internal financial documents for portfolio properties
- Updating various critical workbooks
- Drafting all reports for review, posting any possible edits and changes required
The above would be one function of the monthly cycle additional tasks across all portfolios can include but are not be limited to:
- Utilities reconciliations for owners or buildings where applicable
- Budget preparation assistance and updating the budgets once finalized into accounting software
- Accounts Receivable arears letter drafting & communications with tenants on Accounts Receivable issues
- Booking charge back and ad-hoc invoices to tenants and drafting letters to tenants for collection thereof
- Assistance with enquiries prep from owners, external accountants and auditors
- CAM report preparation into owner friendly format, drafting of CAM letters, posting CAM surplus and shortfall invoices, issuing cheques for review with the letters
- Assisting to direct all direct deposit, e-transfer or any other proof of payment to our central email system
- Assisting operations staff with accounting questions, concerns and assistance as required from time to time
- Stand in during leave time from other members of the team
- Assist with accounts payable system coding and accounts payable related tasks
Qualifications:
- 3-5 years of professional accounting experience required, including direct experience in commercial real estate property management accounting. Experience with commercial property portfolios, lease administration, CAM reconciliations, tenant billings, and property financial reporting is mandatory.
- Previous experience working within a commercial real estate, property management, or real estate development environment is required.
- Supervisory or mentoring experience is considered an asset.
- Experience with property management and accounting software such as Spectra, Yardi, RealPage, and/or Entrada is considered a strong asset.
- College diploma or university degree in Accounting, Finance, Business Administration, or a related field preferred.
- CPA designation, or actively pursuing a CPA designation, is considered an asset.
- Comprehensive working knowledge of all aspects of full-cycle accounting, including accounts payable, accounts receivable, bank reconciliations, accruals, journal entries, and preparation of financial statements.
- Strong computer skills, including advanced proficiency in Microsoft Excel and Outlook.
- Exceptional attention to detail with robust organizational, time management, prioritization, and multitasking skills.
- Strong analytical, problem-solving, and critical-thinking abilities.
- Excellent verbal and written communication skills, with the ability to explain financial information and accounting concepts to non-financial stakeholders.
