We are seeking an experienced Property Accountant fluent in English and Mandarin to manage a diverse commercial real estate portfolio. Joining our growing team, the successful candidate will take ownership of full-cycle accounting and financial reporting within a complex business structure, ensuring high-quality service for our tenants and stakeholders.
Responsibilities:
- Full Cycle Property Accounting: Manage the full accounting cycle for a designated portfolio of commercial real estate properties.
- Monthly Reporting: Prepare and post G/L entries, monthly journal entries, and perform bank and mortgage reconciliations to ensure timely month-end closing.
- A/R & A/P Management: Oversee accounts receivable and payable functions; review rent charges, process PAD files, and resolve tenant account discrepancies.
- Tenant Recoveries: Handle monthly utility chargebacks and independently prepare annual CAM/TAX recovery reconciliations.
- Reporting Packages: Prepare comprehensive monthly and annual property financial reporting packages for management and clients.
- Year-end Audit: Prepare year-end audit working papers and provide supporting documentation for external auditors.
- Budgeting & Analysis: Assist in the preparation of annual operating budgets and provide detailed variance analysis with supporting schedules.
- Portfolio Oversight: Ensure all financial activities within the portfolio comply with complex business structures and internal policies.
Qualifications:
- Experience: 3-4 years of professional experience in Property Accounting (Commercial portfolio experience is a strong asset).
- Software: Hands-on proficiency in Yardi Voyager is required.
- Education: Degree in Accounting or Finance; CPA candidate is an asset.
- Language: Fluent in English and Mandarin (to communicate effectively with team members and clients).
- Technical Skills: Solid proficiency in Excel for data analysis and reporting.
- Competency: Ability to work independently under a complex business structure with high attention to detail.
