Lead Building Caretaker / Maintenance Worker

Location: Portage la Prairie, MB

Pay: $18–$20 per hour

About the Position

We are looking for a reliable and responsible person to provide day-to-day caretaker, cleaning, minor maintenance and property maintenance services for a residential building in Portage la Prairie.

Responsibilities

- Clean and maintain common areas, entrances, hallways, washrooms and other building areas
- Sweep, mop, vacuum, dust and sanitize as required
- Empty garbage and keep janitor/storage areas clean and organized
- Perform minor maintenance, including basic plumbing, changing light bulbs, minor carpentry, tightening hinges and changing door locks
- Perform routine building inspections and preventative maintenance
- Check items such as sump pumps, exhaust fans, filters and other building equipment as required
- Maintain required maintenance, inspection and fire-safety logs
- Cut grass, trim, rake and maintain the property’s grounds
- Maintain sidewalks, entrances and exterior areas
- Remove snow and ice and perform sanding/salting and de-icing as required
- Check the property for garbage, damage, hazards and maintenance issues
- Check vacant units as required and show vacant units when requested
- Deliver tenant notices and assist with other building-related activities when required




- Report major or specialized maintenance issues to management so qualified contractors can be arranged

Requirements

- Reliable, responsible and able to work independently
- Previous experience in building caretaking, property maintenance, janitorial work, handyman work or a similar position is an asset
- Basic maintenance knowledge and practical problem-solving skills
- Comfortable with cleaning, grass cutting and snow removal
- Good communication and professional attitude when dealing with tenants
- Reliable transportation is an asset, but not required; applicants must be able to meet the required 30-minute emergency response time
- Available to respond to building emergencies, including after normal working hours, with a 30-minute response requirement
- Must be able to complete required background checks
- Must be 18 years of age or older and follow required safety procedures

Hours Approximately 15–20 hours per week, depending on building needs. Some additional hours may be required for maintenance, grounds, snow removal or emergencies.

Major or specialized repairs will be handled by qualified contractors when required.

Pay: $18.00-$20.00 per hour
