Live-In Building Superintendent / Resident Manager

Northstone Developments is seeking a reliable, personable and hands-on superintendent for our new 150-unit residential building currently under construction on Barrington Street and anticipated to welcome residents in the summer of 2027.

This role offers the opportunity to help establish and manage a brand-new building from its first move-ins. The initial focus will be on showing apartments, following up with prospective tenants and coordinating rentals as occupancy approvals are granted floor by floor. As the building fills, the role will include ongoing tenant service, cleaning and building maintenance.

Applications from individuals or two-person teams with complementary leasing and building-maintenance skills are welcome.

Responsibilities

- Respond to rental inquiries, arrange showings and follow up with prospective tenants.
- Work with management to process applications, prepare lease paperwork and secure tenancies.
- Coordinate move-in dates as each floor receives occupancy approval.
- Conduct move-in inspections, distribute keys and help residents settle into the building.
- Maintain accurate records of inquiries, applications, leased units and upcoming move-ins.
- Serve as the on-site contact for tenants and respond professionally to questions and concerns.
- Keep common areas clean, tidy and well maintained.
- Complete routine inspections and minor repairs.




- Identify and report construction deficiencies and coordinate access for trades with management.
- Monitor building systems and promptly report maintenance or safety concerns.
- Respond to urgent issues during scheduled on-call periods.
- Support management in applying building rules and maintaining a well-run property.

What we’re looking for

- Experience in residential leasing, building management, maintenance or a related field.
- A friendly, qualified manner and confidence showing apartments to prospective tenants.
- Strong organization and follow-through, particularly when managing multiple inquiries and move-ins.
- Practical maintenance skills and attention to cleanliness.
- Ability to work independently and communicate regularly with management.
- Comfortable using email and basic computer programs.
- Availability for scheduled evening and weekend showings and on-call for emergencies.
- Willingness to live on-site.

Experience opening or leasing a newly constructed residential building would be an asset. Compensation

- An on-site residential unit and parking will be provided as part of the compensation package.
