Role Description The Property Accountant is a full-time, hybrid role based in Alberta, with flexibility for some work from home. The Property Accountant will manage day-to-day accounting for a portfolio of industrial properties within the REIT. This is an individual-contributor, execution-focused role that forms the operational base of the accounting function — the accuracy and timeliness of property-level work here feeds directly into the Director and Controller's reporting.

Qualifications & Key Responsibilites
- Candidates should possess strong knowledge of Accounting and Finance principles, with experience in property or real estate accounting considered an asset.
- Candidate will prepare full-cycle accounting for an assigned portfolio of industrial properties, including AP/AR, bank reconciliations, GST reconciliations and general ledger maintenance.
- Candidate will prepare monthly property-level financial statements and variance analysis against budget.
- Candidate will calculate and process tenant billings, including CAM (common area maintenance) reconciliations, operating cost recoveries,
and property tax recoveries.
- Candidate will support annual property-level budgeting in coordination with the asset management/property management team.
- Candidate will process and code property-level invoices, and manage property-level cash flow and funding requests.
- Candidate will assist with year-end audit support, including preparing schedules and responding to auditor requests for assigned properties.
- Candidate will maintain accurate lease abstracts and ensure billing aligns with lease terms in the property management system.
- Candidate will support the Corporate Controller with quarter-end close tasks, account reconciliations, and ad hoc reporting.
- Candidate should identify and escalate discrepancies or control gaps observed at the property level.
- Candidates should possess skills in preparing and analyzing Financial Statements and Financial Reporting for multiple properties or business units.
- Candidates should possess proficiency in recording and reviewing Journal Entries (Accounting), maintaining general ledgers, and performing account reconciliations. Experience with Yardi would be considered an asset.
- Candidates should possess strong analytical and problem-solving skills, with attention to detail and the ability to meet deadlines in a quick-paced environment.
- Candidates should possess experience with Yardi, and Microsoft Excel; familiarity with real estate or property management systems is an advantage.
- Candidates should possess effective written and verbal communication skills, with the ability to work collaboratively with cross-functional teams.
- Candidates should possess a post-secondary degree or diploma in Accounting, Finance, or a related field.
- Candidate should have 2–5 years of accounting experience, ideally in commercial real estate (industrial/office/retail); property management or REIT experience is a strong asset.
- Candidate should have a solid understanding of CAM/recovery calculations and commercial lease terms.
