Hands-On Construction Role with a Path to Project Management

We are looking for a reliable, resourceful and highly trustworthy individual to join our team in a unique role that combines hands-on residential maintenance and renovation work with exposure to commercial construction and project coordination.

The position will initially focus heavily on maintenance, repairs and improvement projects at a private residence. As the individual becomes familiar with the role and demonstrates their capabilities, they will increasingly support our commercial construction and development projects, with the long-term opportunity to transition into a construction coordination or project management role.

This position is ideal for someone who enjoys working with their hands, can figure things out independently, takes pride in doing things properly, and is interested in building a long-term career in construction.

You do not need to know everything on day one. We are prepared to invest in the right person. Attitude, reliability, judgment, initiative and willingness to learn are just as important to us as existing technical skills.

The Role The role will initially involve completing a variety of maintenance, repair, renovation and improvement projects at a private residence.

This is more than basic property maintenance. The work may include finish carpentry, drywall, painting, cabinetry, installations, repairs and general renovation work.

When residential work does not require a full schedule, the individual will work with our commercial construction and development team on active projects.

Over time, the goal is for the successful candidate to develop the skills and experience required to take on increasing responsibility within our construction operations.

The position therefore provides exposure to both sides of construction:

Hands-on construction and renovation → Construction coordination → Commercial project management

Residential Maintenance & Renovation

Typical responsibilities may include

- Finish carpentry
- Baseboards, trim and mouldings
- Cabinetry installation and finishing
- Built-in shelving and storage
- Drywall installation and repairs
- Taping, sanding and finishing
- Interior painting and touch-ups
- Caulking and finishing work
- Installing mirrors, shelving, curtain rods, pictures and hardware
- Door and cabinet adjustments
- Minor plumbing and fixture installation where appropriately qualified
- Minor electrical-related work within the individual's qualifications and applicable requirements
- Appliance installation and coordination
- General household repairs
- Exterior maintenance and repairs
- Identifying and addressing pest or animal entry points
- Completing outstanding renovation items
- Identifying maintenance issues before they become larger problems
- Maintaining and working through an ongoing property work list
- Coordinating specialized trades when work falls outside the individual's qualifications

We are looking for someone who can be given an objective rather than a step-by-step instruction list, assess what needs to be done,



determine the appropriate approach and take ownership of completing the work. Commercial Construction & Project Coordination

As residential work permits, the successful candidate will assist our commercial construction and development team.

Our company is involved in construction and development projects, including new-build work. Depending on the individual's experience and development, responsibilities may include:

- Visiting and assisting at active construction sites
- Monitoring construction progress
- Preparing photographic site documentation
- Coordinating with subcontractors and suppliers
- Following up on outstanding work
- Obtaining and organizing quotations
- Assisting with scopes of work
- Tracking schedules and deliverables
- Coordinating material procurement and deliveries
- Assisting with site logistics
- Preparing and managing deficiency lists
- Following up on deficiencies and close-out items
- Attending site and project meetings
- Communicating with subcontractors, suppliers and consultants
- Assisting Project Managers and construction staff with day-to-day coordination
- Helping manage smaller construction projects or scopes of work
- Learning construction documentation, scheduling and project administration
- Taking on increasing responsibility as knowledge and experience develop

The amount of commercial construction work will increase as the individual demonstrates that they are ready to take on additional responsibility. Who We're Looking For The right individual will be someone who is naturally inclined to build, repair, troubleshoot and solve problems.

You may already have experience in construction, renovations, carpentry, maintenance or a skilled trade. Alternatively, you may be earlier in your career but have strong hands-on abilities and the desire to learn the broader construction business.

Most importantly, you must be someone we can trust to work independently in a private residence and represent our company professionally when working with our commercial construction team, subcontractors, suppliers and other project stakeholders.

A valid driver's licence and reliable transportation are preferred.

We are also willing to consider a junior candidate with strong aptitude, practical skills and the right attitude. We would rather develop a dependable person with excellent judgment, initiative and work ethic than hire someone who claims to know every trade but cannot be relied upon.

Project Manager For someone interested in eventually managing construction projects, this position provides a valuable prospect to learn construction from both perspectives; understanding how the work is physically completed while also learning how construction projects are organized, coordinated and managed.

Hours

We are open to structuring the position around the right candidate.

The role may initially begin on a part-time basis, with the potential to transition to full-time as the individual demonstrates their capabilities and takes on additional commercial construction responsibilities.

There is a substantial existing list of residential maintenance and improvement work to begin with, followed by ongoing maintenance, renovation and construction projects.

Compensation

Approximately $25–$35 per hour to start, depending on experience, skills and capabilities.

Compensation and responsibilities can increase as the successful candidate demonstrates their abilities, develops construction-management skills and takes on greater responsibility within our commercial construction operations.
