The Traveling Sales Specialist is a hands-on sales leader deployed across the Gallaher Signature Living portfolio to provide interim sales coverage, accelerate occupancy, and strengthen performance at communities requiring focused support. This role may step into an open sales leadership position, support a new or transitioning team, or lead a targeted census-growth assignment. The specialist owns the complete sales process while assigned to a community, from first inquiry and discovery through tour, deposit, move-in, and post-move-in relationship building. Success requires urgency, disciplined follow-up, polished relationship selling, accurate forecasting, and the ability to quickly earn trust with prospects, families, referral partners, and community teams. This position is eligible to receive a sales bonus for leads they directly manage that result in a move-in.

The bonus will be commensurate with the sales incentive structure established for the applicable community.

Key Responsibilities

- Serve as the on-site sales leader for assigned communities during vacancies, leaves, leadership transitions, new openings, or periods requiring accelerated occupancy growth.
- Assess community sales performance upon arrival and establish a focused action plan addressing lead conversion, pipeline health, referral development, event strategy, competitive positioning, and barriers to move-in.
- Own the prospect journey from inquiry through move-in, including discovery, tours, follow-up, deposit conversion, reservation management, and coordination of a seamless handoff to operations.
- Meet or exceed established goals for sales activity, deposits, move-ins, occupancy, revenue,

lead response, and conversion at each assignment.
- Maintain a visible daily presence in the community and flex the work schedule to accommodate prospect needs, including evenings and weekends when business demands require.
- Conduct compelling, personalized tours that connect the prospect's goals and needs to the community's lifestyle, services, care options, and value proposition.
- Develop and execute outreach plans with professional and community referral sources, including physicians, hospitals, rehabilitation providers, home health agencies, senior-focused professionals, faith communities, and local organizations.
- Plan and support high-quality prospect events, referral events, presentations, and community experiences that generate qualified leads and advance active prospects.
- Partner closely with the Executive Director, clinical leaders, operations, lifestyle, culinary, and marketing teams to remove barriers and create a responsive, hospitality-driven sales experience.
- Enter complete, timely, and accurate information in the company's CRM, including inquiry details, discovery notes, follow-up activity, next steps, probability, anticipated move-in timing, and lost-lead reasons.
- Provide clear weekly forecasts and concise performance reporting, identifying risks, opportunities, resource needs, and corrective actions.
- Support and coach assigned community sales team members in prospect discovery, follow-up, tour preparation, objection handling, closing, CRM practices, and referral development.
- Maintain current knowledge of competitors, market conditions, pricing, concessions, inventory, and local referral dynamics; translate findings into practical recommendations.
- Represent Gallaher Signature Living with professionalism and discretion while protecting prospect and resident privacy and complying with applicable laws, company policies, and ethical sales practices.
- Complete other duties and special sales assignments as needed to support portfolio performance.

Performance Expectations

- Achievement of assigned deposit, move-in, occupancy, and revenue goals.
- Consistent adherence to lead-response and follow-up standards.
- Improvement in inquiry-to-tour, tour-to-deposit, and deposit-to-move-in conversion.
- Accurate CRM documentation, pipeline management, and forecasting.
- Growth in qualified professional referrals and market presence.
- Successful stabilization and transition of each assignment to the permanent community sales team.

Qualifications

- Five or more years of successful senior living sales experience, preferably across independent living, assisted living, memory care, or continuing care retirement communities.
- Demonstrated record of meeting or exceeding occupancy, move-in, revenue, and conversion goals.
- Experience entering challenged, transitional,

or priority communities and producing measurable results within a defined period is strongly preferred.
- Strong consultative selling, discovery, presentation, negotiation, objection-handling, and closing skills.
- Ability to build credibility quickly, influence without relying on formal authority, and work effectively with community and home-office leaders.
- High emotional intelligence and sound judgment when guiding older adults and families through complex, highly personal decisions.
- Excellent verbal, written, organizational, and analytical skills, with disciplined attention to detail and follow-through.
- Proficiency with CRM platforms, Microsoft 365, virtual meeting tools, and sales reporting; experience with WelcomeHome or a comparable senior living CRM is preferred.

- Bachelor's degree in business, marketing, communications, hospitality, or a related field is preferred; equivalent relevant experience will be considered.

Travel And Work Requirements

- Ability and willingness to travel frequently throughout California, often on short notice, and remain at an assigned community for extended periods based on business need.
- Regular overnight travel and schedule flexibility, including occasional evenings, weekends, and holidays.
- Valid driver's license, acceptable driving record, reliable transportation, and ability to satisfy company travel requirements.
- Ability to work in an active senior living environment and move throughout community buildings and grounds while conducting tours and events.

Our Ideal Candidate You are a confident closer and a steady partner. You can enter a new community, quickly understand the people and the market, establish priorities, and turn strategy into daily action.

You value relationships, but you also value accountability. You are energized by travel, change, and measurable goals, and you understand that every move-in begins with trust.
