This position will oversee a retail and commercial portfolio in New Westminster, with overall accountability for property operations, revenue growth, maintenance, tenant services, and minor capital improvements. The role is focused on maximizing asset value through institutional-quality retail management, operational excellence, and strong resident relationships. This is an
onsite position located in New Westminster, BC.
What You Will Do
Lead the overalloperations, performance,and strategic directionof two retailand commercial properties.
Oversee property maintenance, inspections, compliance, emergency procedures,and resolution ofoperational issues.
Manage leases, tenantobligations, capital projects, building improvements,and property initiativesfrom planning throughcompletion.
Build robust tenantrelationships and driveengagement, satisfaction, retention, and serviceexcellence.
Own financial performance, including budgeting, forecasting, revenue, expenses, recoveries, reporting, and cost-control initiatives.
Serve as theprimary client andstakeholder contact, providingstrategic advice andcollaborating with Leasing, Asset Management, Finance, contractors, and externalpartners.
Lead and developthe property managementteam while strengtheningcommunity relationshipsand identifying opportunitiesto enhance propertyperformance, reputation, and asset value.
Who You Are Key Qualifications
Experience - 3+ years of related experience with residential property management, combined with a strong service ethic commitment.
Education - Preference for post-secondary education in real estate and/or CPM designation.
Computer Skills – Intermediate skills in Microsoft Office: MS Word, Excel,
and Outlook; knowledge of Yardi required.
Knowledge – A complete understanding of all applicable laws, legislation, and rights concerning resident / landlord relations.

The Expected Base Pay Range: $120,000 – $135,000 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications.
