Our client is a well-established Vancouver-based real estate development and property management organization with a growing portfolio of residential, commercial, mixed-use and hospitality properties. As the portfolio continues to grow, they are looking for a Maintenance Supervisor who can combine solid technical building knowledge with hands-on leadership. This is an excellent opportunity for an experienced building operations professional who enjoys being involved in the field while also leading, mentoring and developing a team.

The Position:

Reporting to the property management leadership team, the Maintenance Supervisor will lead and support a team of building operators and maintenance technicians while overseeing the day-to-day maintenance and operational requirements of the assigned property.

This is a hands-on leadership role where you will act as the bridge between technical building operations and team leadership. You will be responsible for ensuring building systems are operating safely and efficiently, maintenance activities are completed to a high standard, and residents, tenants, vendors and internal stakeholders receive a consistently high level of service.

Key responsibilities include:

- Lead, manage and support maintenance staff and facilitate collaboration across operational teams.
- Coordinate daily, weekly and preventive maintenance activities across building systems, including HVAC, electrical, plumbing and life safety systems .
- Provide hands-on support with troubleshooting and escalated maintenance issues.
- Supervise community maintenance and suite turnovers, ensuring quality standards, inspections and move-in readiness are maintained.
- Ensure maintenance work is completed safely, efficiently, professionally and to a consistently high standard.




- Monitor building system performance and identify opportunities for operational improvements and greater energy efficiency.
- Support budgeting, purchase orders, cost control and contract negotiations to help ensure cost-effective building operations.
- Manage relationships with contractors and service providers, including monitoring vendor performance and warranty obligations.
- Maintain accurate maintenance records through CMMS and other digital platforms .
- Ensure compliance with WorkSafeBC, BC Building Code, BC Fire Code, electrical and gas regulations , as well as internal health and safety policies.
- Lead onboarding, training, mentoring and ongoing development of maintenance team members.
- Work closely with Property Managers and other stakeholders to support smooth building operations and strong resident/tenant satisfaction.
- Participate in an on-call rotation and coordinate emergency response when required.
- Promote continuous improvement, adaptability and innovation within maintenance operations.
- Utilize building automation/BMS systems to assess trends, monitor performance and support energy-efficiency initiatives.

The Requirements:

The successful candidate will be a technically capable building operations professional with demonstrated supervisory or management experience.

The ideal candidate will have:

- 5+ years of experience in building maintenance , including at least 1–2 years in a supervisory or management capacity .
- Strong technical knowledge of HVAC, plumbing, electrical and life safety systems .
- Experience with BMS/building automation systems and CMMS platforms .
- Experience using Yardi, Grata or similar property/building management software .
- Experience working within residential,



commercial or mixed-use buildings .
- Strong working knowledge of applicable health and safety regulations and building codes.
- A trade certification or Building Operator designation such as BOMA, BOMI or FMA is considered an asset.
- A Class 5 driver's licence and access to reliable transportation.

You should be organized, proactive and detail-oriented, with strong follow-through and the ability to remain calm when dealing with urgent maintenance issues. Strong communication skills, accountability, teamwork and a genuine commitment to providing excellent service are essential.
