SENIOR PROPERTY MANAGER Our client, a successful private real estate company, is seeking a Senior Property Manager to join their team.Reporting to the Vice President of Operations, the Senior Property Manager is responsible for the strategic and day-to-day management of a diverse portfolio of assets, including industrial, retail, and multifamily properties. The role is accountable for delivering exceptional tenant service, optimizing property performance, ensuring operational excellence, maintaining regulatory compliance, and supporting the long-term value of the portfolio.
The Senior Property
Manager will play a key role in integrating recent assets, implementing best practices, and driving operational efficiencies across the portfolio. Deliver exceptional customer service by responding promptly and professionally to tenant inquiries, concerns, and service requests. Foster strong, long-term relationships with tenants.
Administer lease obligations and property rules while maintaining positive tenant relationships. Maintain detailed tenant profiles and provide portfolio updates identifying risks, opportunities, lease events, retention strategies, and occupancy trends. Proactively communicate significant tenant issues, risks, and opportunities to senior management.
Property Operations
Conduct regular property inspections to maintain high standards of maintenance, cleanliness, safety, and lease compliance.
Oversee building operations and respond to urgent and after-hours emergencies as required. Provide leadership and oversight to on-site staff, including apartment superintendents and contractors.
Source, evaluate, and manage service providers, ensuring quality workmanship and cost-effective solutions. Develop a comprehensive understanding of each asset’s operational requirements and proactively identify opportunities for improvement. Oversee rent collection and actively manage arrears.
Review and approve invoices, ensuring proper coding and cost accuracy.
Capital
Projects & Compliance Coordinate capital projects, building improvements, and tenant fit-outs, ensuring projects are completed on schedule and within budget. Monitor preventative maintenance programs and ensure compliance with inspection and maintenance schedules. Ensure compliance with applicable legislation, including Residential Tenancies Act (RTA), Occupational Health and Safety Act (OHSA), Ontario Fire Code, municipal bylaws and other applicable regulatory requirements Maintain accurate tenant, property, vendor, and contract records.
Provide support and guidance to on-site staff and foster a culture of collaboration and teamwork 5 years of property management experience, ideally overseeing both commercial and residential assets. ~ Strong understanding of landlord-tenant legislation, building operations, and property management best practices. ~
