The Building Operator is responsible for the day-to-day operation, maintenance, inspection, and repair of building systems to ensure a safe, efficient, and professional environment for tenants and visitors. The successful candidate will provide reliable building operations while delivering exceptional customer service and fostering positive tenant relationships.

RESPONSIBILITIES Building Operations & Maintenance

Operate, monitor, inspect, and maintain all building systems, including HVAC, electrical, plumbing, mechanical, Building Automation Systems (BAS), and life safety systems.

Conduct routine inspections of mechanical rooms, electrical rooms, rooftops, common areas, and tenant spaces.

Troubleshoot equipment and perform repairs to maintain building reliability and tenant comfort.

Respond promptly to service requests, building deficiencies, and emergency situations.

Complete scheduled preventive maintenance and maintain detailed maintenance records.

Monitor and optimize building performance, energy usage, and system efficiency.

Ensure all equipment and systems operate in accordance with manufacturer recommendations and company standards.

Assist with capital projects, equipment replacements, and building improvement initiatives.

Maintain the overall appearance and operational readiness of the property.

Tenant Relations & Customer Service

Serve as a primary point of contact for tenants regarding maintenance requests, building services, and operational concerns.

Deliver exceptional customer service through professional, responsive, and timely communication.





Develop and maintain positive working relationships with tenants to support a high level of tenant satisfaction and retention.

Proactively communicate maintenance activities, service disruptions, building projects, and operational updates.

Follow up with tenants after service requests to ensure concerns have been fully resolved.

Coordinate access to tenant spaces for maintenance and contractor activities while minimizing disruption to business operations.

Support tenant move-ins, move-outs, and special projects as required.

Collaborate with Property Management to address tenant concerns and enhance the overall tenant experience.

Maintain a professional appearance and represent the property in a positive manner at all times.

Health, Safety & Compliance

Ensure compliance with all health, safety, environmental, and company policies.

Conduct routine safety inspections and identify potential hazards.

Participate in emergency response procedures and on-call rotations as required.

Support fire alarm testing, emergency drills, and life safety compliance activities.

Adhere to WHMIS, Lockout/Tagout, and other applicable safety procedures.

Contractor Coordination

Coordinate and oversee contractors performing work within the building.





Ensure contractor compliance with building rules, safety protocols, and security requirements.

Review completed work and identify deficiencies as required.

QUALIFICATIONS Education

High School Diploma or equivalent.

Building Environmental Systems (BES I or II) certification is considered an asset.

Experience

Minimum 3 years of experience in commercial building operations or facilities maintenance.

Experience with HVAC, mechanical, electrical, plumbing, and Building Automation Systems (BAS).

Proven ability to provide exceptional tenant and customer service in a commercial office workplace.

Valid Driver's Licence The base salary for this position is between $50,200.00 to $75,300.00 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
