About the Role
Larlyn Property Management is looking for experienced and driven Property Managers to join our Ontario condominium management team across the GTA, Golden Horseshoe, and Southwestern Ontario.
This role is ideal for a CMRAO-licensed Property Manager who is confident managing their own portfolio, building strong relationships with Boards and clients, and taking ownership of day-to-day property operations.
Key Responsibilities
- Oversee the day-to-day operations of assigned residential, condominium, commercial, or mixed-use properties.
- Build and maintain positive relationships with tenants/owners, clients, and property owners.
- Provide leadership and direction to administrators, site staff, maintenance personnel, and contractors supporting assigned properties.
- Take ownership of portfolio performance and ensure operational priorities, deadlines, and commitments are followed through.
- Coordinate and monitor maintenance, repairs, and capital improvement projects.
- Conduct regular property inspections to ensure cleanliness, safety, and compliance.
- Manage service contracts and relationships with vendors, contractors, and suppliers.
- Prepare, recommend, administer, and monitor operating and capital budgets.
- Review financial reports, approve invoices, and monitor rent/fee collection and arrears.
- Support leasing activities, tenant retention, and occupancy goals.
- Respond to tenant/owner inquiries, concerns, and emergency situations in a timely manner.
- Ensure compliance with applicable legislation, health and safety requirements, and company policies.
- Supervise on-site staff, including administrators,
maintenance personnel, and contractors.
- Prepare for and attend Board meetings and AGMs
- Prepare regular operational and financial reports for ownership/boards ( Monthly Manager’s Reports ) and senior management.
- Identify opportunities to improve property performance, tenant/owner satisfaction, and asset value.
Key Qualifications
- CMRAO Licence is required (General License is REQUIRED)
- Post-secondary education in Property Management, Business Administration, Real Estate, or a related field.
- Minimum 3 to 5 years of progressive property management experience.
- Demonstrated experience managing a portfolio with a high degree of independence and accountability.
- Previous experience supervising, mentoring, coaching, or providing direction to employees is required.
- Strong knowledge of residential/condominium and/or commercial property management principles and practices.
- Experience with budgeting, financial reporting, and expense control.
- Understanding of applicable landlord-tenant legislation, Condominium Act, and regulatory requirements.
- Robust leadership, team management, and supervisory skills.
- Excellent customer service, communication, and conflict-resolution abilities.
- Ability to manage multiple properties, priorities, and deadlines effectively.
- Proficiency with property management software ( Yardi is an asset ) and Microsoft Office applications.
- Strong organizational, analytical, and problem-solving skills.
- Valid driver's license and reliable transportation (if required).
- Professional designations such as CPM, RPA, ARM, RCM, CMRAO or similar are considered an asset.
