THE ROLE
A key contributor responsible for managing the full-cycle project accounting function across multiple real estate development projects.
- Financial Reporting & Month-End Close (25%)
- Cash Management & Bank Reconciliations (20%)
- Tax Compliance & Regulatory Filings (15%)
- Year-End Audit & Compliance (10%)
THE TASKS
- Prepare and submit construction draw reports to third-party costing consultants on a monthly basis
- Maintain and submit the Development Construction Equity Tracker to management on a quarterly basis
- Maintain and submit the Letter of Credit Tracker to management on a quarterly basis
- Prepare and submit quarterly and semi-annual reports including Trial Balance, WIP Summary and WIP Detail to Finance and Financing teams
- Monitor project budgets and track variances against approved construction budgets
- Coordinate with project managers and development teams on draw documentation and approvals
Financial Reporting & Month-End Close
- Prepare and submit month-end reporting packages in accordance with internal deadlines
- Post journal entries and maintain accurate project-level general ledger records
- Prepare consolidated project financial statements and variance analysis
- Ensure timely and accurate recording of all project-related transactions
- Support internal stakeholders with ad hoc financial reporting requests
Cash Management & Bank Reconciliations
- Prepare and submit weekly Cash Position Reports to management
- Complete monthly bank reconciliations and resolve outstanding items promptly
- Monitor cash flows across assigned projects and flag discrepancies
- Coordinate with treasury on funding requirements and cash allocation
Tax Compliance & Regulatory Filings
- Prepare and submit HST returns via online filing on a monthly basis
- Prepare and submit T5018 Information Returns annually for relevant reporting entities
- Maintain working knowledge of indirect tax structures applicable to real estate development
Year-End Audit & Compliance
- Prepare and submit year-end reporting packages to external auditors
- Coordinate audit requests, provide supporting documentation and resolve audit inquiries

THE EXPECTATIONS TIMELINE PREVIEW
By Month 1
- Take ownership of assigned project files and understand the full accounting cycle for each
- Build working relationships with the Controller, VP Finance & Development, and cross-functional teams
- Familiarize yourself with the Newstar ERP system and internal reporting templates
By Month 3
- Independently manage the monthly construction draw process end-to-end
- Deliver accurate and timely month-end reporting packages without supervision
- Complete bank reconciliations and HST filings within established deadlines
- Demonstrate a solid understanding of the project portfolio and its financial structure
By Month 6
- Own all quarterly and semi-annual reporting deliverables to Finance and Financing teams
- Proactively flag project-level risks, variances, and cash flow concerns to management
- Contribute to process improvement initiatives within the project accounting function
By Month 12
- Successfully lead the year-end audit process for assigned projects with minimal oversight
- Prepare and submit T5018 Information Returns independently
- Serve as a reliable subject matter expert on project accounting for the broader finance team
- Demonstrate consistent accuracy and efficiency across all recurring deliverables
THE SKILL SET
- CPA designation or actively pursuing CPA designation
- Minimum 2 years of experience in accounting or audit within the real estate sector
- Intermediate to advanced level excel skills
- Excellent verbal and written communication skills
