Job Title: Senior Project Manager
Reports To: Senior Director – Construction for Western Canada
Department: Construction
Position Summary
Seeking a Senior Project Manager to oversee and manage small to large retail construction projects within the Western Canada Portfolio. The person will be responsible for the overall project performance as related to costs, schedule, quality and customer service while adhering to Company’s policies and procedures. The role will be reporting to the Senior Director – Construction for Western Canada.
Responsibilities
- Involvement with the overall architectural and/or civil design of the project;
- Contribute to the development of the project budget;
- Coordinate the contract bidding;
- Negotiate and issue prime contracts, subcontracts and purchase orders;
- Carry out all project’s contract administration in accordance with Company’s policies and procedures;
- Monitor project costs through change order and contract adjustment procedures;
- Develop recovery strategy when project schedule or budget are in jeopardy;
- Review and update schedule, cost forecasts and cash flow requirements with the superintendent biweekly and with the Senior Director of construction monthly;
- Establish with superintendent project safety program;
- Establish effective working relations with Consultants, Subcontractors’, PM’s, Tenants and other members of the project team to facilitate accomplishment of job accountabilities;
- Prepare and process general contractor progress draws, subcontractor applications for payment and consultants and suppliers’ invoices in a timely manner;
- Work with accounting department to ensure proper accounting coding, payments of progress draws and recoverable costs;
- Coordinate all tenant aspects of the project from drawing coordination, scheduling and costs to the satisfaction of the tenant. Develop relationships with each tenant’s construction manager;
- Develop and maintain relationships with architects and engineers;
- Manage and harmonize interactions within the construction team including the tenants, consultants and contractors;
- Resolve project disputes in a timely manner;
- Complete project closeout documentation for archiving or transfer to Operations;
- Follow-up on deficiencies in a timely manner.
- Supervise assistant project managers;
- Mentor and be a resource to Assistant PM’s and PM’s;
- Directs activities of administrative assistant;
- Responsible for small to large projects;
- Liaise with building officials and regulatory agencies;
- General and administrative duties as required;
- Perform additional assignments/special projects per supervisor’s direction.
Academic/Professional Requirements
- College or University degree preferably in architectural, , engineering or equivalent work experience
- Project Management Institute Accreditation or in progress.
- Minimum 5 years of Canadian Construction Industry Experience
Required Skills/Experience
- Minimum ten years of experience in the field of construction and other components of real estate development;
- Complete understanding of construction drawings and specifications;
- Strong contractual knowledge will be asset. CCDC2, CCDC14
- Thorough knowledge of all aspects of construction and technology methods, industry practices, estimating/budgeting, scheduling and safety requirements;
- Versed in the application of building codes and full knowledge of construction contracts;
- Capable to resolve project disputes with minimal management assistance;
- Ability to prioritize workload and capable of handling multiple projects;
- Previous experience in various types of construction projects from renovations to recent builds;
- Excellent oral and written communication skills. Must possess the ability to effectively communicate across all levels of management within the Company as well as outside the organization;
- Proficient in MS Word, Project and Excel
- Experience with Procore and/or ACC360 Platforms will be beneficial

Senior Project

The expected base pay range is: $120,000-$130,000. The base pay range is for the primary location for which the job is posted.
