Your New Role We are conducting a search for a
Property Manager
to oversee a portfolio of Class A and B office properties in Calgary.
Reporting to the General Manager, the Property Manager will be responsible for the overall operational performance of a designated office portfolio, ensuring exceptional tenant service, efficient building operations, and strong financial management. The successful candidate will be a relationship-focused professional who excels at tenant engagement, drives operational efficiencies, and takes a proactive approach to property management.
This role requires a hands-on leader with
experience managing office high-rise
properties, developing and implementing policies and procedures, overseeing capital projects, and managing both operating and capital budgets.
Key Responsibilities
Manage the day-to-day operations of a portfolio of commercial office properties, including high-rise assets.
Develop and maintain robust, long-term relationships with tenants, ensuring a best-in-class customer service experience.
Serve as the primary point of contact for tenant concerns, lease-related matters, and service requests.
Foster tenant retention through proactive communication, issue resolution, and engagement initiatives.
Lead and coordinate building operations,
maintenance programs, inspections, and vendor management activities.
Identify opportunities to improve property management processes, operational efficiencies, and service delivery standards.
Develop, implement, and maintain property management policies, procedures, and best practices.
Prepare, manage, and monitor annual operating budgets, forecasts, and variance reporting.
Assist with the development and execution of capital budgets and capital improvement projects.
Oversee tenant improvement projects, building upgrades, and other value-enhancing initiatives.
Review and approve invoices, monitor operating expenses, and ensure effective cost control measures.
Manage service contracts and vendor relationships, ensuring performance expectations and service levels are consistently met.
Conduct regular property inspections and implement corrective action plans as required.
Ensure compliance with health and safety regulations, company standards, and operational policies.
Collaborate with leasing, accounting, and leadership teams to support overall portfolio performance and strategic objectives.
What You’ll Need to Succeed
5+ years of commercial property management experience with a focus on
office properties , including
high-rise office buildings .
Demonstrated success in building strong tenant relationships and delivering exceptional tenant service.
Experience managing a commercial office portfolio with full operational responsibility.
Strong knowledge of commercial building operations, maintenance programs, and vendor management.
Proven experience preparing and managing
operating budgets, forecasts, reconciliations, and capital budgets .
Experience overseeing capital projects, tenant improvements, and building enhancement initiatives.
Track record of identifying and implementing policies, procedures, and process improvements that enhance operational efficiency and service levels.
Strong financial acumen with the ability to analyze budgets, variances, and property performance metrics.
Excellent communication, relationship-building, negotiation, and problem-solving skills.
Proficiency with Microsoft Office Suite, particularly Excel.
Experience with Yardi or similar property management software is considered an asset.
Valid driver's license and ability to travel between properties within the Calgary market.
