The OpportunityAs a Maintenance Manager, you will play a key role in ensuring the physical integrity, safety, and high‑quality living experience for residents across the community. You will lead maintenance operations with a strong commitment to customer service, compliance, sustainability, and team development.What You Will Do:Team Leadership & Operational ManagementLead, supervise, and support all maintenance staff, service providers, and contractors.Establish expectations and mentor team members through proactive communication and one‑on‑one engagement.Manage team performance reviews in consultation with the Property Manager.Schedule and coordinate maintenance activities for efficiency and service quality.Ensure compliance with relevant legislation (e.G., Residential Tenancies Act, Fire Code, OHSA, RentSafe TO, WorkSafeBC).Preventive & Corrective MaintenanceOversee preventive, routine, and emergency maintenance; maintain accuraterecords.Conduct inspections (daily site, weekly vacant suites) and ensure timely follow‑up on findings.Coordinate suite turnovers and ensure units are move‑in ready.Complete and supervise minor plumbing, electrical, painting, and general repairs.Monitor and maintain mechanical systems (e.G., boilers, fire panels, HVAC, elevators).Perform readings and ensure all equipment tests, filters, and servicing are completed on schedule.Maintain tool inventories, service records, and accurate documentation in Yardi.Other related duties as required. May require heavy lifting.Resident & Customer ServiceFoster a culture of high service standards and prompt response to resident concerns.Develop and maintain professional relationships with residents, team members, and vendors.Promote resident satisfaction through clear communication, follow‑up,
and reliable maintenance service.Sustainability & Community EngagementSupport BGO’s environmental sustainability and social responsibility goals.Respond promptly to environmental hazards and prioritize energy‑efficient practices.Participate in staff and resident engagement initiatives as appropriate.Other related duties at this location or other BGO locations as required.Other related duties at this location or other BGO locations as required.Who You Are:Education : High school diploma with post‑secondary coursework; WHMIS and First Aid areassets.Experience : Minimum 5 years in building operations, including mechanical, HVAC, fire, and electrical systems. Ability to read construction drawings.Availability : Willing to be available for after‑hours callouts in emergency or unavoidable situations.Police Clearance– A criminal verification check is required for employment.Benefits and CompensationThe Expected Base Pay Range: $60,000.00 – 70,000.00. The base pay range is for the primary location for which the job is posted.
