Foresight Recruitment Group is proud to partner with a growing, entrepreneurial real estate owner in the recruitment of an experienced Live-In Residential Superintendent.

This is an exciting opportunity to take ownership of a newly converted, 119-suite luxury rental community as it welcomes its first residents. The successful candidate will play an important role in commissioning the property, establishing strong operating standards and creating an exceptional resident experience from day one.

This position is ideal for a hands-on residential professional who understands building systems, takes pride in presentation and enjoys being the person residents and ownership can rely on.

The Role

Reporting directly to the ownership team, the Live-In Residential Superintendent will oversee the day-to-day operation, maintenance, cleanliness and safety of the property.

You will become the on-site expert for the building: learning its systems, identifying concerns before they become larger problems, completing repairs within your capabilities and coordinating qualified contractors when specialized assistance is required.

This is a highly visible role requiring technical confidence, sound judgment and a genuinely service-oriented approach.

Key Responsibilities

Complete routine repairs and maintenance within suites and common areas

Perform basic plumbing, electrical, painting, patching and general repairs

Conduct regular property inspections and identify maintenance, safety and presentation concerns

Monitor building equipment and systems, including heat pumps, water and glycol systems

Coordinate and oversee contractors, vendors and specialized trades

Respond promptly and professionally to resident service requests

Maintain clean, safe and exceptionally presented common areas

Support building commissioning, deficiency resolution and initial occupancy

Prepare vacant suites for new residents, including inspections, repairs and touch-ups

Assist with resident move-ins and move-outs





Maintain accurate records of work orders, inspections, repairs and supplies

Respond calmly and appropriately to urgent building matters

Support fire and life-safety inspections and procedures

Complete snow clearing and seasonal exterior work as required

Communicate building concerns, recommendations and updates directly to ownership

What You Bring

Previous experience as a Residential Superintendent, Building Operator, Maintenance Technician or similar building-services qualified

Experience working in a residential rental, condominium, retirement or hospitality environment

Robust hands-on maintenance and troubleshooting capabilities

Working knowledge of mechanical, plumbing, electrical and life-safety systems The judgment to recognize when a licensed contractor or specialist is required

Excellent resident-service and communication skills

Strong attention to cleanliness, presentation and quality The ability to organize contractors, work orders and competing priorities

Confidence working independently within a small, hands-on ownership environment A reliable, professional and solutions-focused approach

Comfort using email, mobile applications and property-management systems The ability and willingness to live on-site in Oshawa

Experience opening, commissioning or stabilizing a newly constructed or converted residential property would be a significant asset.

Compensation and Benefits

Base salary of approximately

$55,000

A fully provided two-bedroom, two-bathroom apartment
