We are seeking a motivated and service-oriented Junior Property Manager to join our Victoria team and support a growing Vancouver Island portfolio. The candidate must be based in Victoria and have access to a car with a satisfactory driver's license to get from site to site.

About the Role

Reporting to a Property Manager, the Junior Property Manager plays an important role in the day-to-day management of an assigned portfolio of properties. This position is ideal for someone looking to grow their career in property management while gaining hands-on experience in operations, tenant relations, budgeting, and project coordination.

You will work closely with tenants, clients, contractors, vendors, and internal teams to ensure properties are operating efficiently and maintained to a high standard.

What You'll DoTenant & Client Relations

- Build strong relationships with tenants, clients, contractors, and service providers.
- Respond promptly and professionally to tenant and client inquiries.
- Conduct regular property inspections and tenant visits.
- Assist with tenant move-ins and move-outs.
- Support lease administration and work closely with leasing teams to achieve occupancy goals.
- Participate in tenant meetings and assist with tenant communications.

Property Operations
- Assist in managing a portfolio of commercial, residential, retail, and/or industrial properties.
- Coordinate preventative maintenance and repair programs.




- Conduct routine inspections and ensure properties meet WPM's standards of cleanliness, maintenance, and safety.
- Work with building operations staff and vendors to maintain efficient property operations.
- Assist with emergency response and property-related incidents as required.

Financial & Administrative Responsibilities
- Support the preparation of annual operating and capital budgets.
- Monitor operating expenses and assist with monthly variance reporting.
- Assist with operating cost reconciliations and financial reporting.
- Coordinate rent collections and accounts receivable activities.
- Maintain property records, contracts, insurance documentation, and service agreements.

Project Coordination
- Assist with capital improvement, maintenance, and tenant improvement projects.
- Coordinate contractors, approvals, schedules, and stakeholder communications.
- Help ensure projects are completed on time and within budget.

QualificationsRequired
- Valid BCFSA Rental Property Management Licence OR currently enrolled in and actively working toward obtaining the licence.
- Ability to obtain and maintain a BCFSA Rental Property Management Licence within a reasonable timeframe if hired without an active licence.
- Minimum 2 years of experience in property management, building operations, real estate, or a related field.
- Valid BC Driver's Licence with a satisfactory driver's abstract.
- Reliable access to a personal vehicle during working hours (8:30 AM to 5:00 PM) for travel between properties, inspections, tenant meetings,



and vendor appointments throughout Greater Victoria and Vancouver Island.
- Strong proficiency with Microsoft Office, including Excel.
- Excellent customer service, communication, and organizational skills.

Preferred
- Diploma or degree in Business, Real Estate, Property Management, Engineering, or a related discipline.
- Experience using Yardi Voyager.
- Experience with commercial, residential, retail, industrial, or mixed-use property portfolios.

Conditions of Employment
- Maintain a valid BC Driver's Licence throughout employment.
- Maintain reliable access to a vehicle for work-related travel during business hours.
- Obtain and maintain a valid BCFSA Rental Property Management Licence if not licensed at the time of hire.
- Ability to attend occasional evening meetings and respond to urgent property matters when required.

Pay: $75,000.00-$85,000.00 per year
