Job Title: Licensed Rental Property Manager – Residential & Commercial
Location: British Columbia, Canada

Job Summary
We are seeking a fully licensed, self-starting, energetic Rental Property Manager with an existing personal book of business to join our team, and eventually assume and grow our corporate portfolio of rental management clients alongside their existing personal book of business. This is a self employed contractor role with 100% commission remuneration. The ideal candidate will balance tenant relations, property maintenance, financial performance, and lease administration while maintaining strict compliance with the BC Real Estate Services Act (RESA), the BC Residential Tenancy Act (RTA), and commercial lease frameworks.

Key Responsibilities
- Lease Administration & Asset Management:
- Market residential vacancies and commercial spaces to minimize vacancy loss.
- Screen and conduct due diligence on residential applicants and commercial prospects (financial vetting, credit checks, business background).
- Prepare and negotiate agreements: executing RTA-compliant residential leases and drafting/managing commercial lease structures (Gross, Net, Triple Net).
- Manage lease renewals, rent reviews, option periods, and escalation clauses.
- Financial & Trust Accounting Compliance:
- Collect monthly rent, security deposits, and Commercial Operating Costs/CAM charges in compliance with BCFSA trust accounting standards.
- Conduct annual Common Area Maintenance (CAM) reconciliations and budget forecasts for commercial assets.
- Monitor rent collection, issue notices (RTB forms or commercial defaults), and manage arrears.
- Deliver accurate monthly property financial reports and disbursements to owner clients.
- Operations & Physical Asset Oversight:
- Oversee preventive maintenance, trade contractors, and capital improvements across all properties.
- Conduct regular site inspections, move-in/move-out condition reports, and physical building audits.
- Manage building mechanicals, safety systems, HVAC contracts, and vendor performance.
- Serve as the primary operational contact for tenant emergencies and facility issues.
- Legal & Regulatory Compliance:
- Ensure strict adherence to BCFSA licensing rules, local municipal zoning, and safety bylaws.
- Handle residential disputes through the Residential Tenancy Branch (RTB) dispute resolution process.
- Administer commercial lease remedies (notices of default, distraint, or termination) in consultation with the Managing Broker and legal counsel as required.
Qualifications & Requirements
- Licensing: Active BC Rental Property Management License issued by the BCFSA (Mandatory), free from any actions, judgements or ethics sanctions. Ability to furnish a clean RCMP criminal record check.
- Experience: Minimum 2 years experience, ideally managing a mix of both residential and commercial properties in British Columbia.
- Legal Knowledge: In-depth knowledge of the BC Residential Tenancy Act (RTA), commercial lease structures, and CAM reconciliations.
- Driver’s License: Valid Class 5 BC Driver’s License and consistent access to a reliable vehicle.
- Technical Skills: Proficiency with property management software and strong financial literacy in operating budgets. Ideally proficient with Microsoft Office suite and Google enterprise systems.
- Communications Skills: Exceptional communication skills, both written and verbal
Pay: $50,000.00-$100,000.00 per year
